I think this has already been posted and commented on. I didn't realize how big this Business Park was supposed to be. I think they already have about 35% of Phase 1 Sold, and its important to remember that industrial development always leads to other development, commercial or otherwise. I guess the NSBA is likely to grow again. This area looks as though it will grow the North Industrial Area by another 25%.

Just a question...

Does anyone have any photos of the ol' Saskatoon Arena?

I was three when it was torn down in favour of Sask Place, so I have no idea what it looked like from the outside OR inside.

So I wonder if that business park is included in the city's industrial land supply, or perhaps it is part of Corman Park?

This has been reported before, but I heard on Global News today that Mcnab Park (housing and land) is for sale (and to be developed into a business park), asking price is $17 million.

Found some new development while looking for some information on the above business park.

The head of the busy AMEC Saskatoon office, which now simultaneously manages three PotashCorp mine expansions, says timing will be the key to avoid construction and labour-force bottlenecks in the coming four years.

Will Brandsema, a vice-president with AMEC and its Saskatchewan general manager, says there are some common elements to the mill expansions at the mines owned by Potash Corporation of Saskatchewan, Inc. in this province and New Brunswick.

AMEC, a publicly traded international engineering and project management company with headquarters in London, England, announced this week it has won its third contract in 10 months from PotashCorp.

The latest coup for AMEC is managing the $1.8-billion Rocanville expansion in southeastern Saskatchewan. Earlier, AMEC was awarded the contract to manage the Cory mine project, east of Saskatoon, and the Picadilly project near PotashCorp's existing mine at Sussex, N.B. All told, the capital value of the expansions is $4.4 billion. AMEC looks after design and construction of the mill and other surface infrastructure such as load-out facilities, while PotashCorp manages the underground expansions internally.

"With the three projects, there is a lot of similarities," Brandsema said in an interview Monday. "They are all potash projects and we are getting better and better at it."

Prior to last year's flurry of expansion projects announced by PotashCorp, AMEC personnel were involved with previous mill expansions at PCS Rocanville. In addition, AMEC personnel remain on-site in the finishing stages of mill expansions at PCS Lanigan and PCS Allan, both east of Saskatoon.

To help manage this activity, there were 100 new people added to the Saskatoon AMEC office in 2007, bringing the company's total work force in its Saskatchewan mining division to 300. Not surprisingly, AMEC became the largest tenant of a new, five-storey office building completed at the Innovation Place research park last year.

Brandsema says the company's hiring flurry brought many new, professional people to Saskatoon to take up residence. As well, he says AMEC was able to offer first jobs to a number of recent University of Saskatchewan engineering graduates as well as people graduating from design courses at SIAST.

"With bringing in the experienced people, we had a good mix to mentor and bring these young people along on these projects," he said.

Brandsema says trying to manage the projects over the next four years in the face of strong demand for construction labour, especially in Western Canada, will be the main challenge.

"We have tried to level and manage the construction costs and manpower as best as we can," he said, pointing out the goal is to keep the peak labour requirements from spiking too high.

Long-term, he said the outlook should be good for those the company has hired in the past year. Additional projects in Saskatchewan are expected once the current trio of PotashCorp projects is done. In addition to potash, AMEC staff in Saskatoon are working on projects for both Cameco Corporation and AREVA Resources Canada.

"For the group we have in place at the moment, the market forecast in general is still pretty positive," Brandsema said.

"Between potash and uranium, those two commodities are doing very well worldwide. In that regard, we're very optimistic."

I found these exterior shots, I'm still looking for some interior shots (I know I've seen some detailed ones, just can't remember where).

But of course, I'm very pleased with the new home for the Farmer's Market that we have. But it's fun to think about "What if?"

Also, some news that is a few days old: Sometime last week on CTV it was reported that a construction contract has been awarded to build the Irene and Leslie Dube Centre for Mental Health on the riverbank by RUH. I believe work is slated to begin this spring (?) Someone please correct me if I'm wrong.

I heard that as well, the contract has been awarded to Quorex (SP?).

Developers, businesses and media repeatedly mention the shortage of industrial land in Saskatoon. A development like this is more appropriately defined as being part of Saskatoon's industrial land base, technically it is Corman Park, but like you said it is immediately adjacent to the boundary.

Anyways, I'll repost the map of Saskatoon which outlines the boundary with the rural municipality of Corman Park (blue outline).

From what I have read in various city planning documents, Saskatoon and the RM of Corman Park will consolidate (through annexation?) slowly over time as necessary. The respective stakeholders (Corman Park and City of Saskatoon) understand and accept the notion, as far as I know they have a good, established working relationship (according to city planning documents).

Besides developing suburban communities, I'm not entirely sure as to what motivates the city to annex land from Corman Park.

With respect to the business park which is currently under development in Corman Park, I would assume Corman Park (several communities including Martensville and Warmen, and others) must consider the tax revenue it would lose by allowing Saskatoon to annex the land.

Yep, here's some excerpts from RM of Corman Park's Development Plan

10.1 The Rural-Urban Fringe Objectives of the Plan shall be:

10.1.1. To provide a framework within which both the urban centers within the

10.1.2. To minimize potential land use conflicts within the rural-urban fringe.

10.1.3. To ensure development will not compromise mid and long term growth
strategies of the urban centers within the Municipality.

The Rural-Urban Fringe Policies of the Plan shall be:

10.2.1. For the purposes of this Plan all land within 3 km (1.8 miles) of the
corporate limits of the Towns of Langham, Martensville, Warman, Dalmeny
and Osler shall be considered the rural-urban fringe.

10.2.2. It is hereby noted that all land within the areas of the Saskatoon Planning
District shall be governed by bylaws adopted from time to time by the
Municipality and the City of Saskatoon.


10.2.3. The Municipality will evaluate annexation proposals by all urban
municipalities within the Municipality. The Municipality will consider the
impact of the annexation:


a) on the adjacent rural land uses;
b) on the agricultural productivity of the area;
c) on the relationship of annexed land to the particular community’s growth
strategy, Basic Planning Statement or Development Plan;
d) on the financial effect of the annexation on the Municipality.

10.2.4. The following land uses may be permitted within the rural-urban fringe only
if they are complementary to the long term growth strategy or the urban
municipality, or if the urban municipality does not clarify its development
intentions for the area:

a) multi parcel country residential development;
b) intensive recreation development;
c) rural industrial park development
d) commercial development.

What is the Saskatoon Planning District and how does it affect development not contained within city limits?

The Saskatoon Planning District is an area inside the Rural Municipality (R.M.) of Corman Park that extends approximately three to ten kilometers from the City limits where the R.M. and the City of Saskatoon have a joint interest in managing land use and development.

The R.M. and the City adopted the first Planning District Development Plan, which contains land use policies to guide growth and development, in 1983. So I assume that the City and RM have an idea of how this business park will affect further development within the planning district.

In one sense, the business park is part of the city (it is directly adjacent, so no physical barriers/distances; the park must also adhere to the Saskatoon Planning District Development Plan which grants the City of Saskatoon considerable influence in what, if any development occurs within the district), but in another sense, it is part of the RM of Corman Park (as it is within the RM of Corman Park, but also because it is within Saskatoon Planning District which the RM also has a stake in).

With regard to BizHub, all of the above has been discussed in great length and in great detail by the various stakeholders. This is not the first nor the last of industrial developments in the RM close to the city.

Looking back at an old update from about two years ago really shows some progress that has been made! It would be nice to get some photos from the same locations for comparison sakes... Circle33???

Then of course there's is the Galaxy Cinema, filling in a block long empty lot.
Though you can't see from this picture, the foundation is pretty much all in
place. Once this is up, well, downtown will never be the same.



The just sold Legion Building. Not the most beautiful, but I wouldn't cry if
they kept it. Probably won't cry if the zap it.



I'm sure they'll take the neon with them to wherever they relocate. If not
I'll take it.



River Landing...it may not look like much, but they've made a ton of progress
along the riverbank. It's looking not too bad. Much better than the gravel
boat launch it replaced.





Then a small project on the east side (JW will know this one)...
I had great hopes when a local ice cream parlour purchased this building. It
was in pretty bad shape, and I was hoping the replacement would be something
nice



...(cue 'Price is Right' foghorn)...



So it's not finished yet. A sizeable patio is bound to be in the plans but I
can't see what they can do to save this one.

There's a lot of suburban growth going on too, but who cares about that?

i agree since there is no news lately some photos would be nice. I would love to take some but i won't be able to unitl aprilish because of car related issues. since i can't drive i live too far to walk and i hate taking the bus

Sorry no space available in the CWM. I had a tour last week.the only reason space is still available is because of the extensive renos goin on inside. much like the ICR configuration on the main floor, the remainder and being done in a vintage style design. exposed brick, original floors, huge timber pillars and glass dividing walls. the building is completely spoken for and currently there is a law office and a wealth mangement company on the fourth floor as well as ICR on the main. ADOBT is the architect and designer of the transformation, expected to be done by may or june. absolutly gorgeous building and will be a stunner once it is all done.

North Industrial

Has anyone seen a rather large construction site on Millar Avenue, somewhere around 49th Street? Looks like some kind of industrial/commercial complex, but I didn't see any signs indicating what it was or who's building it.

i added saskatoon parcel y building at the riverlanding for diagrams, it was aproved so it will be on there shortly. hopefully it is accurate for what i put. hopefully a picture of it will follow soon. i had to use estimates for the height
