That's an awful lot of retail space going up in West Loop, they're gonna need a whole lot more residents in the area to actually make all that space viable...

CHICAGO-Terrapin-Taxman LLC has acquired a 79,000-sf development site near the intersection of Madison and Halsted streets here. The joint venture between Chicago-based Terrapin Properties LLC and The Taxman Corp., based in Skokie, IL, acquired the parcel from MB Financial Bank.

Executive vice president Jim Whittington and assistant vice president Jason Gill, both with US Equities, represented MB Financial Bank in the sale. The sales price was not disclosed. A $100 million retail and condominium project is planned for the site, says Michael Ezgur, principal with Terrapin Properties.

The parcel occupies the majority of the block bounded by Halsted, Madison, Green and Monroe streets, Whittington says. An unoccupied building, which was formerly occupied by MB Financial, was not included in the sale. MB Financial had owned the building but not the land it was on, Whittington says. MB sold the property because it was “surplus real estate,” he says. “Clearly, the area is experiencing a lot of growth and it has tremendous redevelopment value.” The parcel is located on three “major thoroughfares” and the area has “great traffic flow” and visibility, Whittington says.
Ezgur says they were interested in the property because they have done several developments in the area, such as at 1001 W. Madison St., 901 W. Madison St. and 909 W. Washington St. These mixed-use developments have retail on the ground level with condos above. The development at 909 W. Washington has approximately 10,000 sf of retail. The development at 901 W. Madison St. has about 15,000 sf of retail, including FedEx Kinko’s, and 148 condominium units with about 120 units sold, Ezgur tells GlobeSt.com.

The development on the newly acquired parcel will have two separate buildings. There will be more than 100,000 sf of retail. The area is a “great retail corridor” that Terrapin wanted to “maximize the amount of retail,” he says. Terrapin has done mostly residential developments so they tapped retail developers Taxman Corp. Taxman Corp. “They brought in the Walgreen’s right across the street,” he says.

Terrapin is close to signing the anchor tenant, which will be a high-end grocery store that will lease more than 60,000 sf on the second floor, Ezgur tells GlobeSt.com. He expects to store to be “really well received” by the community. Restaurants and “great street life” are expected to lease the ground level, he says. The asking rate for the retail space will be approximately $50 per sf triple net, he says. There will be up to 230 condominium units in a separate building with public parking.

Damnit! There was another developer looking to bid on this project with a European architect whom wanted to do something very innovative at that site. I guess that is dead now, as they didn't get the property. I doubt anything Terrapin will do will stand to impress me or add something unique to the city. At least there is a big retial component, but I'm sure the rest of it will be short, squat and uninspiring toping one big ugly parking poduim as per WLCO demands.

1555 South Wabash

I went for a run in the South Loop this evening and when I ran by the 1555 South Wabash site, I saw that there were a couple machines on site as well as the parts to be assembled for the crane. I also saw a huge pile of piles and it looked like one or two may have already been driven but I wasn't able to get a good look. Can anyone who lives nearby check it out and/or take pictures if they get a chance?

Also, I ran by the Eco18 site which was all fenced off. I wasn't sure if it was 12 stories or not, but I just checked the website and according to the website it will be exactly 12 floors. I didn't see this building on Page 1 - I think we can add it to the list.

Sorry for the flurry of posts.

One last thing: 55 West Wacker appears to be going office condo. I haven't been reading my Crain's as closely as I should lately, so this may be old news. But I am very excited, as this will probably prevent the building from being a teardown target, which I had feared since it's a rather small building by Wacker Drive standards these days, and the available sites are nearly gone.

You will notice that the city removed all the improvements in Pritzker Park four years ago, and never built the replacement. Nor have they ever given the "park" to the Chicago Park District.

I hope this means that they understand that indulging Cindy Pritzker's fervor for tearing down adult bookstores next to "her" library is not the best method for determining where downtown parks and plazas should go, and that they are open to letting John Marshall or someone else restore the urban fabric along that part of State Street.

I must stand with Steely on this one. While not one of my favorites, there is something somewhat handsome about the structure. Now 250 S. Wacker is a totally different story.

I would love to see the Renaissance Hotel at State and Wacker imploded. It's an abomination to design and it toally fucks up the Wacker Drive streetwall.

Speaking of office condos, I remember reading a while back somewhere, I think in the Tribune, that the LaSalle-Wacker building is going office condo. Am I hallucinating? As for the 55 W. Wacker building, I must say yuck. Sorry to those who like it.

No I have to agree with the other guys Adrian, I think 55w Wacker is a great building, especially in how it adds to the texture of the Wacker Streetwall, that's probably the best thing about 55, adding texture...
