That's not what I was trying to say. You are looking at it from a site-specific viewpoint (ie you have an existing building, a decision exists to demolish and build anew or to revovate what is there). I was not being site-specific - I was thinking in terms of a developer or tenant is approaching a new building decision without a particular location or existing building in mind, that's all (so there is not necessarily demolition of anything). My point was just to combat a small minority among the environmentally-minded that seems to think all existing structures should be re-used to maximum capacity and undergo an environmentally-friendly renovation before anything new is constructed, as this approach might technically have the very least additional impact on the environment. Such an approach however, would exist utterly independent of economic and social reality, and therefore is clearly not preferable...

i'm back, what did i miss? did anyone keep track of any news or project announcements over the past 10 days that would affect the page 1 list? i'd rather not read through the previous 10 pages of this thread if someone who remembers could just summarize the important news for me.

I think that 600 South Clark is officially U/C now...although someone mentioned (I think perhaps on SSC) that 600 South Clark isn't the correct address.

^ I thought LaGrange said the original roof was zinc, not copper, and that they would be restoring to the original material.

I actually do not like the way the restored building looks - it has that "fake patina" feeling about the copper that has no variation and looks very cheap to me. It's either painted steel or it's been "pre-weathered" to give it the correct color, but it has no texture. Oh well, I'm glad it's still standing at all I suppose.

Yeah that jumped out at me too....is this pre-weathered copper?

The brick facade looks like new, wow.

The Blackstone.. what the....??

I'm really glad they didn't teardown the Blackstone, but what did they do to it? The "renovated" top looks completly like a watered-down immitation of what used to be a richly textured and effusively elegant crown. It almost appears to look like cast-in-place painted concrete, which I know it is not, but the effect is almost the same. Geez, this is one of my favirte buildings in the city. We used to go there when the jazz club was in the lobby level theater/lounge at least three times a week.
The top used to have an elegant, yet defining mass about it. Right now the top appears to look like a person who was given a haircut that is too short. I don't know, maybe you're right and it is simply the uniform color of the green, showing no signs of natural aging. It ... just... looks... unnatural.

At least it still stands.

At least it still stands.
Being that it's a Chicago Landmark, under most circumstances they will not allow any alterations to the design or execution. However, they have been known to allow substitute materials if the developer makes a big fuss about the costs / longevity of repair with historic materials. For instance, on many homes, they allow fake slate roofs instead of using slate, and terracotta may be replaced with GFRC or other products.

A while ago, I think spyguy reported that the roof of Blackstone is steel standing-seam. I thought the original roof was terracotta tiles?

in evanston news, evanstonnow.com is reporting that a new proposal for 1515 chicago avenue (the site of the now-dead 18 story wicked-cool optima proposal) has been floated to the city council. the new plan calls for a 12 story mixed-use building standing 134' tall with ground floor retail fronting chicago avenue, two stories of offices above that, and the remaining levels would be condos. the new scheme would also preserve the nice low-rise historic retail buildings along davis.

CHICAGO-Terrapin-Taxman LLC has acquired a 79,000-sf development site near the intersection of Madison and Halsted streets here. The joint venture between Chicago-based Terrapin Properties LLC and The Taxman Corp., based in Skokie, IL, acquired the parcel from MB Financial Bank.

Executive vice president Jim Whittington and assistant vice president Jason Gill, both with US Equities, represented MB Financial Bank in the sale. The sales price was not disclosed. A $100 million retail and condominium project is planned for the site, says Michael Ezgur, principal with Terrapin Properties.

The parcel occupies the majority of the block bounded by Halsted, Madison, Green and Monroe streets, Whittington says. An unoccupied building, which was formerly occupied by MB Financial, was not included in the sale. MB Financial had owned the building but not the land it was on, Whittington says. MB sold the property because it was “surplus real estate,” he says. “Clearly, the area is experiencing a lot of growth and it has tremendous redevelopment value.” The parcel is located on three “major thoroughfares” and the area has “great traffic flow” and visibility, Whittington says.
Ezgur says they were interested in the property because they have done several developments in the area, such as at 1001 W. Madison St., 901 W. Madison St. and 909 W. Washington St. These mixed-use developments have retail on the ground level with condos above. The development at 909 W. Washington has approximately 10,000 sf of retail. The development at 901 W. Madison St. has about 15,000 sf of retail, including FedEx Kinko’s, and 148 condominium units with about 120 units sold, Ezgur tells GlobeSt.com.

The development on the newly acquired parcel will have two separate buildings. There will be more than 100,000 sf of retail. The area is a “great retail corridor” that Terrapin wanted to “maximize the amount of retail,” he says. Terrapin has done mostly residential developments so they tapped retail developers Taxman Corp. Taxman Corp. “They brought in the Walgreen’s right across the street,” he says.

Terrapin is close to signing the anchor tenant, which will be a high-end grocery store that will lease more than 60,000 sf on the second floor, Ezgur tells GlobeSt.com. He expects to store to be “really well received” by the community. Restaurants and “great street life” are expected to lease the ground level, he says. The asking rate for the retail space will be approximately $50 per sf triple net, he says. There will be up to 230 condominium units in a separate building with public parking.
