It lacks the greenish tint of the glass on the upper floors, but it's otherwise the same. Very transparent, obviously. The windows will be even more stunning after they are washed.

^ I wish it were a joke. One word response: WHY?!?! The only reason it would be remotely acceptable to demolish the LSAC would be a replacement that is very modern, landmark-quality design and much taller. This junk by Lagrange is the polar opposite!! Reilly needs to come through with a landmarking!!

St. Clair's in-town suites offer second-home option

Luxury condominium shoppers looking for a simple solution to owning a second home in downtown Chicago might consider an in-town suite at The St. Clair at CityFront Plaza. The 41-story luxury condominium development, planned at 200 East Illinois, a half-block east of Michigan Avenue's "Magnificent Mile" in the Streeterville neighborhood, now is offering a limited number of furnished in-town suites, said Jennifer Arons, senior vice president of Centrum Properties.

The 253-unit St. Clair recently unveiled 46 professionally furnished and decorated in-town suites with prices starting in the upper-$300,000 bracket.

The St. Clair is the second phase of CityFront Plaza, a three-tower, $700 million luxury condominium development now under way on a full city block bounded by St. Clair Street, Illinois Street, Columbus Drive and Grand Avenue, said John McLinden, partner in Centrum Properties, Inc., the developer. The St. Clair's in-town suite is a fully furnished luxury home with defined spaces for living and dining, sleeping, plus a European kitchen and a full bath. The suites are located on floors 13 through 35 at The St. Clair.

Pre-construction marketing of luxury condominiums for The St. Clair are being conducted from a sales and model center at 240 East Illinois, Suite 100. Call (312) 923-9990 for more information or to join the VIP list.

Architects DeStefano + Partners designed the St. Clair in international contemporary style. Construction is slated to begin in early 2008, with initial residences scheduled for occupancy in 2009, McLinden said. Plans for The St. Clair also call for an indoor lap pool, fitness center with sauna and locker rooms, a yoga studio, a business center and private theater. There also will be 10,000 square feet of retail space and 227 parking spaces. The St. Clair also will include a 24-hour doorman and concierge-style services.

State-of-the-art kitchens at The St. Clair will showcase granite countertops and stainless steel or paneled built-in appliances such as Bertazzoni gas range, Bosch dishwasher and Liebherr refrigerators.
Other features include wood flooring throughout the living/dining area, entry, kitchens, dens and in the bedrooms. Residences at The St. Clair at CityFront Plaza feature 10-foot ceilings and 11 to 12 feet in the penthouses.

Here are details on the luxury home styles offered at The St. Clair at CityFront Plaza:

• In-town suites: These furnished luxury homes feature 682 square feet of space. Prices begin in the upper-$300,000 bracket.

• Residences: St. Clair residences include one-bedroom, one-bedroom-plus-den, two-bedroom, two-bedroom-plus office, two-bedroom-plus-den, and three-bedroom-plus-den homes. Ranging from 870 to 2,455 square feet of living space, prices on these homes start in the $390,000 bracket.

• Penthouses: Penthouse residences will feature two-bedroom and three-bedroom floor plans. Ranging from 1,597 to 4,986 square feet of living area, the penthouses are priced from $900,000.

The sales center for The St. Clair at CityFront Plaza is located at 240 E. Illinois, on upper Illinois Street a block east of Michigan Avenue. The sales center is open weekdays from 10 a.m. to 6 p.m. and Saturdays and Sundays from 11 a.m. to 5 p.m.

Suburbs Get Urban

Urban villages aren't limited to downtown. Goettsch Partners is designing one in Oak Brook, a western suburb of Chicago.

"We're targeting a marketplace that may not want to move to downtown Chicago," says Joe Cliggot, senior associate with the Chicago-based architectural firm. "They may want to move out of a large family home and stay in a village."

The Oak Brook development, the Clearwater, is set to break ground this summer. It will include a 70-unit condo tower, fitness center and hotel, each of which will sit on a retail base.

The 150-ft-tall building will offer condominiums that range between $300,000 for one-bedroom units to $1 million for penthouses, says Michael Kaufman, partner with Goettsch Partners.

The Village of Oak Brook embraced the project, which replaces a warehouse that was an eyesore. The increased density also packs much higher tax revenues onto that plot of land, and the development reduces car traffic.

Cliggot says the biggest challenge architecturally in urban villages is that designers don't want them to look like four or five separate buildings. At the same time, each retail entity wants its brand recognized. He says the solution is to give each retailer its identity but tie them together with a similar palette of materials and textures.

"Urban villages are healthier for most suburbs and cities," Goettsch's Kaufman says. "There's a concentration of uses that creates a better feel for people who live there, and that concentration creates a higher tax base and creates an environment where you don't have to hop into a car to go get a coffee or go to the dry cleaners."

Steely, you can put 600 South Clark on the construction list. Thanks to lalucedm for giving the heads-up on it. It's been under construction for probably 2 months now - there's already a tower crane, and the basement walls are all complete. Strange that this flew under the radar for so long.

Anyone have any word on The Mondial?

I wouldn't really consider Mandarin Oriental to be in site prep anymore, since they aren't actually doing anything at the site and haven't for quite some time now.

Well thats great, but we have had other dates that have long since passed for the supposed construction start. So I'm not going to believe anything until I see it with this project, and what I'm seeing right now is certainly not any site preparation.

Tower planned for site near AMA
Project to include hotel rooms, condos

A residential project with 121 condominiums is planned for private land being used as a public green space just south of the American Medical Association headquarters.

The plan for a trapezoid-shaped, 36-story building with 259 hotel rooms and 121 condos is the developer's third proposal for the site.

Land at 505-515 N. State St. is owned by Royal Tallahassee III 2 (DE) LLC, which consists of the Chicago-based John Buck Co. and Royal Properties of Champaign.

When the LLC constructed the building at 515 N. State, now occupied by the AMA, the space just south was earmarked for a companion office building. In 2001, the developer won city approval for a 24-story office tower with ground-floor retail and underground parking, Fred Dieters, a Chicago Department of Planning and Development project manager, told Plan Commissioners in June. The Plan Commission approved that project.

Now the proposal is for a 36-story tower with condos and hotel rooms, Greg Merdinger, a principal at Buck, told commissioners.

The Buck/Tallahassee partnership's new building will mirror the one on the north end of its site. It will have a mix of one-, two- and three-bedroom condos with 700 to 2,200 square feet. One three-bedroom penthouse will have 3,200 square feet, Merdinger said in a phone interview last week.

Though planning is still ongoing, the developer expects to market the units from the mid-$500,000s, according to Merdinger.

Pending City Council approval, which Merdinger expects this month, the developer will begin construction by the end of the year. It hopes to begin selling the units from a sales center near the site by next spring.

Im thinking the st clair will possibly make the height of 570ft like it was proposed awhile back. At 41 stories the building will have a minimum of 10 ft ceilings and will have 12 ft ceilings for the penthouses. Not to mention the lobby ceiling height and the top of the building has a tower element that rises a decent height. So Im thinking this building will break 500ft and possible reach its 570ft figure. I brought this up becasue there some people wondering how this building would be able to make the 570ft height.

The Cityfront Plaza is a three-towered project: Fairbanks, St. Clair, and unnamed project supposedly stands at 750' tall (possibly a hotel). Fairbanks is TO. St. Clair is currently selling units which hopefully lead to be constructed next year.

I can't see this one beong that tall. Where is this 570' height figure from, and it being measured from St. Clair Street or upper Illinois? The main entrance will be on upper Illinois.

I believe this figure somebody got a long time ago when the whole project was submitted to the city for approval...I mean its possible for it to change, but so far the building has 41 stories as it was originally proposed. Also as I was looking at the St clair diagram on the its website...it looks like the the penthouses stop well below that center tower extension so even it might not get 570ft it seems like it might break 500ft. Im not sure were the measurments were taken but that might make the difference.
