They could've put in a Starbucks instead, since there isn't one Downtown yet (I don't think). Starbucks always seems to generate new coffee drinkers out of thin air.

I like how compact the core buildings are. S'toon's are so spread out, it makes it look a lot emptier.

Thanks. From the STC website: Nice to see the hall concept work out, the imagery ties well with travel and transport:

Though the exterior could be any other office building (which it also will be - an office building):

Some things to make it look more travel-oriented like could include clock towers, they work in any building, large:

Or small:

Or entrances with the city name in big letters - again, both in large buildings:

and small too:

etc, etc

Exactly. Now, both sides of 11 Av that entire block is... parking lots.

It's too bad, because since it's one-way westbound, it's the one street you could actually drive/bike down and get that "canyon". (12 Av has the Twin Towers and Canada Life, but that's only one block, and it's one-way eastbound taking you away from Downtown).

I guess they didn't want to put the parking in the back because then it would mix with the Wingate parking and guests would end up taking all their spots? The thing is, they probably could just made one big lot for both and everyone would've been happy. Or even build a parkade between the two. The back alley right-of-way is perfectly lined up to serve a lot like that.

With the classy Love Plus parking lot, the "canyon" doesn't start until Rose so Broad Street Crossing's placement is moot. The money saved reusing the Army and Navy floor structure likely outweighed any thought to bringing the building to the street. I doubt very much that structures that sound could be built these days with any sort of economy. See the reuse of the Derrick Building, the Bay and the Motherwell Building (although I was personally hoping for the Motherwell Building to fall down by the sheer weight of it's ugliness before now).

The gap in the Downtown streetscape until Rose because of all the parking lot along 11 Av to Broad is precisely why the building should be up to the sidewalk:

- 11 Av is the only gateway into the Downtown core off of Broad St. Sask Dr and Victoria Av run at the core's edges, but 11 Av actually takes you into that "canyon". This is an important intersection that deserves some "presence" coming along Broad St

- pedestrian traffic east of Rose along 11 Av is unattractive because of the parking lots. Having something to draw your eye out and anchor that corner would entice more life. eg, if there's going to be a cafe there, why not have it at the edge? Like:

- and, having a building on the corner would bridge to 11 Av east of Broad, especially for pedestrian traffic, which would tie in with that Core neighbourhood redevelopment

- etc, etc

Though, yes, this is moot since they've already started building, of course. Just an idea if Reginans were interested in this sort of thing.

Ah, didn't know that. Again, different priorities. Wasn't the Army and Navy building right to the sidewalk along 11 Av though? As in

I assume the floor structure continued to the sidewalk too.

^^^ No denying the importance of the 11th Avenue entrance to the downtown core. However, I haven't seen any encouragement for anyone to develop the west side of 1800 block Broad Street other than to develop a great deal of street level parking. The parking in front of Broad Street Crossing and the Love Plus parking lot sadly balance out a less than impressive entrance to the core.

Bring a theatre back downtown! Put it on the southwest corner of 11th Avenue and Broad Street, four screens minimum, include parking behind the building (gated with free/subsidised exit with movie stub). I have always thought that they could sit the building, or at least the front, at 45 degrees to the intersection with a drop-off roadway in front, but the boulevard of Broad Street and the direction of 11th Avenue make that rather useless. Neon, it would need lots of neon, like the Galaxy in the Normanview Shopping Centre but more, much more. As tough as it would be to keep tenants, develop the roof with a coffee shop or two with the patio facing southwest. When the wind wouldn't be howling, it would be a nice view day or night.

Just was on the city of Regina's website...

Both Windsor Park and Fairways West (in Westhill) have applied to add more lots for residential development.

Also, the development at College & Broad has been revised as far as the layout of the buildings to be constructed.

Two more condo developments have applied to be constructed in b/t Child Avenue & Rochdale Blvd. in NW Regina.

Yes, they still indicate two towers, although they are no longer aligned on a North-South axis, but now an East to West.

Good stuff.

So what is the status of that proposal anyways? Is there a construction start date or is it still in the planning stages? Also I'd love to see these new renderings if you have them. thanks in advance!!!

just judging by the shape of the footprint, it looks like the design of the towers may have changed as well

Talking about expensive lot prices...There's one on Wascana Gardens Drive for $187,500 (if you don't know where that is...it's about as far to the SE as you can get right now. It is a walkout lot backing the creek but...wow. By the time you build your house out there...that's nuts.

I don't know how well you remember the building and I don't have time to find a picture right now, but the front part of the building was one level and the back part was 3 storeys high. They're only using the back portion of the building. The storefront was probably of little use to them. It will be a relatively small lot (I think most of their parking will be underground) but at least they've planned some landscaping.

Well to be fair, I think that person would have orginally bought that lot at X amount of dollars and is now trying to make a quick buck. Considering Wascana is now 100% done and will not be develloped further, I guess if someone wants to build in that area, they will have to pay dearly for it.

Wow, nearly $200,000 for an empty lot, that's insane. It's a very nice location though, considering it backs the creek and what will soon be a large nature reserve park (possibly under Wascana's authority?)

This is off topic, but do any of you history buffs know anything about this collection of right-of-ways? (in the red circle)

If you look at a satelite picture, there's nothing there, but I've seen this on quite a few GIS maps, so its obvious that the land was subdivided at one time, for whatever reason.

It must have been a proposed town or subdivision at one time, which never made it past the initial stages of development. I even found a map at work today which showed all the lot boundaries and road allowances.

Do any of you know anything about it? I'm curious

Thats brutal...And people think the prices in Calgary are bad...This lot is about 6000 sq ft in total...I paid 80,000 for just over 10000 sq ft in NW Calgary 4 years ago and double that now to still only get 160K for a much bigger lot...
