I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. A new phase of apartments at The Grounds... a greenway public meeting & survey... The Eye Institute moves closer to happening... and an update on the RAISE grant! Lets get updated!

Creekside at the Grounds Phase II:
With no parking minimums, developers are developing the parking lots. Carter USA has plans to replace the University Corporate Center parking lot, directly behind the angled glass office building, with student apartments. The site is the parking lot between the under construction apartment buildings and the Pepsi University Corporate Center Office Building. One of the buildings will be roughly 200 feet / 61 metres from University Corporate Center. This is the next phase of residential at Creekside at The Grounds and is expected to add two 4-storey buildings, with 160 units, reaching 54 feet 8 inches / 16.66 metres in height. This apartment complex will have sports courts that are shared with the under construction units across the street and it will have its own clubhouse, as-well-as a dog park next to the existing walkways for University Corporate Center. EV charging is also at the site. Yes, I have a site plan and renderings. Atlanta-based Preston Partnership is the architect for this project.

Loewy Building Apartments & Retail:
Foss & Company structured an investment around $3.4 million in Federal Historic Tax Credits and $3.1 million in State Historic Tax Credits. The Loewy is the adaptive-reuse of the Art Deco 1929 Loewy Office Building into 11,145-square-feet of ground floor retail space and apartments on the upper floors, with resident amenities including a fitness center, lounge, billiards room, bike storage, and tenant storage. Rents are estimated at roughly $1,000 a month for studios and just over $2,000 a month for two-bedroom units. The entire project is estimated to cost around $20 million.
WFBH Eye Institute:

New Tenants/Leases:

Animazed will open in the 516 space on Hanes Mall's upper-level.

Una Mas Winston has hired Blackstone Renovations to begin work on the 3298 space at Silas Creek Crossing. This is the former Genghis Grill space.

L4 Pilates is considering the 3277 space at Mount Tabor Place, behind The Fresh Market, for their location. It's not a done deal, but this site is being strongly considered.

The vacant building, built in 1946, at 2400 Old Lexington Road will be renovated by architect Evergreen Hill Studio.

It appears as if a beer and wine retail establishment, named Vin, will fill the former Anchor Coffee space at Bailey Power Plant.

I'm told Riverbend Grill is close to opening at 6973 Yadkinville Road, replacing Crave Southern Palate.

Elemance will move from Bailey Power Plant to office space at Plant 64.

Beautisa will open at 7770 North Point Boulevard in the University Plaza Shopping Center.

Robinhood Integrative Health will upfit space on three floors of the 370 Knollwood office building. Magnolia Construction is the GC for this project.

The building at 2915 Reynolda Road was a Piedmont Federal branch before it became a roofing company office. Now, PNC Bank has plans to renovate the building back to its original use as a bank branch.

A cigar store will open in the Pavilions Shopping Center on Hanes Mall Boulevard.

Pueblo Boxing is considering the former 1960s industrial building at 1701 Lomond Street. It appears as if they are moving to a larger location?

1920 Vargrave Street will become a small dealership for cars and Utility Task Vehicles.

SonCaribe Latin Dance is considering the space at 705 North Main Street for a dance studio, with offices on the upper floor.

If you live in Winston-Salem, Amtrak offers free bus service, through WSTA and PART, to the Amtrak station. This service is called the Rail & Ride Pass. Your train ticket will include round trip bus service to the rail station by sending you a code (
by email) you can enter into your local bus app.

Public Meeting & Survey:
The City will hold a public meeting at Salem Lake Marina (815 Salem Lake Road) on October 21, 2026 from 5:30 p.m., to 7:00 p.m., on the Low Water Crossing project on Salem Creek Greenway. This is the section that is prone to flooding. Responses to both a survey and this public meeting will guide the City's actions on this project. I'll include a link to the survey:

Smith Reynolds Airport Restoration: Built!
With the completion of the control tower renovation, this project is now officially completed:

The Grounds Long Branch Trail Connector:
What is the latest on the effort to restore RAISE Grant funding for this project? The director of parks knew someone who knew 6th District Congressman Addison McDowell. Around two weeks ago, this lead to a meeting with the Congressman and Creative Corridors, The Piedmont Land Conservancy, and The Piedmont Triad Regional Economic Council. The exciting news: Congressman McDowell agreed to talk with Transportation Secretary Sean Duffy to change the grant's status from "under-review" to "approved." He sees nothing that should continue to hold-up the funding. So, there is a good "chance" the RAISE Grant funding will be restored and "maybe" construction can start next year on the extension!

Winston-Salem - A Top Market for New Housing:
Realtor.com ranked Winston-Salem the 7th best market in the nation to buy a new construction home. They evaluated the 100 largest US metros using four factors: New-home listing share, price premiums, climate-risk differences, and buyer demand. 33% of homes for sale in Winston-Salem are new construction and the new construction premium is 9.7%.
Metro Area Growth:
Over the past five years, the Winston-Salem MSA grew by 5.3% and the Greensboro-High Point MSA grew by 4.08%.
WSSU News:
Winston-Salem State University welcomed 5,210 students for the fall 2026 semester, its highest total enrollment since 2021. WSSU welcomed 1,120 first-time freshmen, with an average high school GPA of 3.4.
