You make a valid point. Penobscot ownership has been underwhelming considering what other owners have accomplished with the Buhl & Dime Buildings. The annex has had some interior work done as well as critical exterior work which is all well and good considering the size of the complex but it looks rough.

I wish the ownership made more of an effort to showcase what they have and the potential. It’s not the most awe inspiring compared to the Guardian or Fisher but it should be more successful than it is.

Decades ago, when I used to urbex Detroit, I was wanting to go up the Penobscot and a middle-aged woman smoking a cigarette was outside the lobby looking like she kinda worked there. I asked her if she knew a way to get to the top of the building and she stated "Hun, I'm the building manager. You seem nice, let's go up to the top." So I, and I believe another SSPer, went up the Penobscot outdoor deck(s) and it had the best view of Detroit at the time. Don’t get me wrong I love the Penobscot lobby but it’s modest when compared with others which is interesting considering the main tower has maybe my favorite outer design. It is a lot bigger of a complex than the Guardian and built in phases maybe that had something to do with it.

Can’t really pick a favorite but I have nothing but good things to say about the Guardian it’s top tier.

The Fisher is a favorite of mine all in all it really is Detroit’s largest art piece. The size and ambition of the Fisher lobby considering the final plan for a central tower that would rival the world’s tallest. It would be cool if the original gold platted roof wasn’t ruined due to war time paranoia and unknowns it got tar dumped on it. Though the roof has been replaced and never ended up a landmark for an intercontinental Nazi bomber.

The SW Greenway, MCS, Ralph C Wilson park and the Second Ave extension tying in Huntington Center & the New Marriott & apartment tower while rebuilding urban fabric. There’s a lot of potential for positive growth and change in the Riverfront Industrial Neighborhood.

Ralph C Wilson Park has opened to the public it’s a keystone improvement for the Westside Industrial Neighborhood. Although the issue of downtown being isolated remains the Second Street extension will make E Jefferson more accessible on foot.

Nice photo of density in the Detroit style the edge of Petosky-Ostego looking towards LaSalle Gardens, Virginia Park & the greater New Center area. There’s been significant improvements in the residential stock in this area but it’s still a bit rough around the edges in places. Petosky - Ostego itself has been one of the tougher neighborhoods traditionally but the area has been slowly improving.

The Jamison Neighborhood just south of where Boston - Edison historic area ends and borders North LaSalle. The Lee Plaza renovated as well as the Motown Museum renovation and expansion is going to boost the Grand River - Grand Blvd area.

Bit of the newly dubbed East Village area with the Joseph Barry Subdivision is in the background on the river. I like how even this real estate site gets confused by eastside naming sensibilities note the name Eastpointe in the link. Imo East Village is centered on Cadillac Ave and the rest is mostly branding but perhaps that will change hopefully we'll hear more from the new art museum - skatepark at the former church and we still get a naturalized waterfront park.

I don't want to rely too heavily on real estate photos but good high quality publicly available pics of the neighborhoods aren't the most abundant or through. There's been a tons of great Detroit threads in my city photos don't get me wrong and Historic Detroit never fails to impress.

What's going on in the neighborhoods is a lot of times now is just as or almost as exciting as what's happening downtown. That or what's going on in the neighborhoods isn't that widely known in Metro Detroit let alone around the country or abroad. Idk I enjoy finding and posting the pics so I appreciate the kudos> Right they really are happy lookin pups.

I'd really like another photo from this location this year with the new waterfront tower and Ralph C Wilson Park completed.

Detroit density

Some small business like shots of Corktown and North Corktown construction and infill from The Detroit News. I'm happy to see the green native plant corridors mentioned in previous North Corktown development plans are being implemented. The 14th Street Pollination Corridor is being developed leveraging the nature that is already moving back in to create a healthier city is a great way to asymmetrically turn weakness into a strength.
