Or really, any other part of the north side that is primarily low rise /bungalow. This city does not lack in low density neighborhoods. Broadway, with its proximity to the north side mainline, the lakefront, and traversing through already quite dense neighborhoods, is not a place for suburban cosplaying. Sorry not sorry.

Demo crew has mobilized at 1120 N State. Jersey barriers already up on the street too. Anyone know the status of permits on this one?

Can't say I fully understand the meaning of the first one, and the second one obviously pertains to this demolition that we are currently seeing, while the third one seems completely irrelevant. But none of them actually seem to pertain to the construction of the new building, so I'm not sure if they are using some different address for some reason or what stage along the development trail they are currently at

IIRC the redesigned plan for 1120 N. State is moving forward as of right. No word on whether Convexity has financing, but ideally work would begin soon after demolition.

Re: 1120 N State St, I walked by the site an hour ago and W.E. O'Neil is fencing off everything and putting up scaffolding. Excited for the old Barnes & Noble building to bite the dust.

Tbh I'm fine with them not immediately starting on the new tower-- the most recent design could use a little more time in the oven. The old SCB design was far superior IMO.

That being said, the plan and elevation drawings differ a bit from the rendering, with the elevation seeming to feature better brickwork (notably the brick arched entrance and an open arcade-type space facing the park). It appears that there’ll be a lighter brick between windows, and I can’t see any evidence of the tacky 2 brick color thing they are doing in the rendering. I’m hoping that this may be more representative of the design rather than what is shown in the rendering, as I think it is a substantially more elegant design, but I think but I do agree that a proper cornice would do the building nicely

Looks close enough structurally, but the facade is still a mess. And unless they just fed it into AI not sure why they'd put out a more detailed (and expensive) yet less accurate render?

The AI rendering trend is seriously an issue. Puts expectations all over the place-- for better and worse.

2240 N Milwaukee Ave Progress

Took some meh photos of 2240 Milwaukee going vertical. Seems like it happened practically overnight. Love seeing the beams go right up to the sidewalk.


Additionally, a little further up Milwaukee, a crew was working on the vacant building behind Cozy Corner. I was really hoping for this to be redeveloped like its friend at 2240, but we'll see.

I was looking through the city clerk's website and found a number of developments I had previously not known about.

1838-1842 N Elston Ave

34 housing units, 77 ft tall, and no parking! Right near Foundry Park (Formerly Lincoln Yards)

Yet another John C Hanna building is being built along Grand Ave, but this one actually looks good and unique!? 48 housing units, 34 parking spots. Not the best ratio, but it's underground parking which is quite unique

This one is unfortunately a bog standard John C Hanna Building, but it's nice seeing this density rising near Lincoln Square.

Hanna really be designing the entire city of Chicago... Design doesn't look bad though for this one.
Not a large development, but 3 units are rising in a side yard, it's always nice seeing a side yard being filled in with actual development.

Awesome neighborhood infill, esp on that section of Diversey which is pretty dreary IMO.

And yeah, those townhouses on Mozart are nice. Good things are possible when the law allows you to build just 9 parking spaces for 40 units... I think part of why I like it is that the rear setback area still maintains the 2-story scale, so it doesn't feel like a stumpy parking podium.
