Cool CHICAGO | General Developments - v2.0

Old thread's 54,000 posts was bogging down the forum server, so we gotta restart here.

RIP old thread, long live the new thread

Will this thread be given the Chicago tag so it shows up on the Chicago P&C sub forum?

Hopefully.

I do not possess the proper clearances to execute that request.

First development in the new general developments thread! What an exciting occasion

Quite a substantial addition to the quickly growing Woodlawn neighborhood.
46 dwelling units

Old thread will get archived.
That old thread had been around for nearly 2 decades. Fun times... And a lot of info.

Any chance you could add a link to the old thread in the first message here, Steely? Would be helpful for folks who want to dig back into ancient history when this thread gets a decade+ long...

Speaking of historical development info, it appears the old Curbed archives were wiped out, which is a big loss for cities like Chicago.

People often say the internet is forever, but I guess that's not always the case:

We have renderings now for the first phase of Woodlawn central
https://chicagoyimby.com/2026/01/renderi...d-for-phase-one-of-woodlawn-central.html

All these past posts have been from the Woodlawn/Washington park area, it’s really exciting to see the recent rise of this area, and see parts of the South Side finally getting proper investment. Fill in all those empty lots!

Walked by 3160 N Broadway a few days ago, looks like it's almost done! They did an excellent job reusing the terracotta from the previous 2-story building with the comics shop.

The repurposing of the terra cotta is admirable. My quibbles are that it looks like they took the street-facing elevation of the old building and increased the height Shift+^; the piers at the ground level don't alight with the upper floors; the course of white brick on the N elevation doesn't align with that on the E (a bit of a flub there -- looks like they based the height of the course off of the distance from the faux window, which doesn't have the decorative surround of the real counterpart, hence being off by that amount).

https://blockclubchicago.org/2026/02/02/...n-village-border-wins-aldermans-support/

Quote:
UKRAINIAN VILLAGE — A proposal for a four-story, 40-unit apartment building on the Humboldt Park-Ukrainian Village border has won the support of the local alderman following three community meetings for the project since last summer.

Ald. Gilbert Villegas (36th) announced Monday he would support a zoning change proposed by developer Barrett Homes to redevelop the site at 2652 W. Chicago Ave. into a four-story, 40-unit apartment building with 23 parking spaces.

The site was previously home to an Advance Auto Parts store but has sat vacant for several years.

...

In August, Barrett Homes co-owner Mike Barrett and other members of the development team shared initial plans for a five-story building at the site with 57 apartments and 24 parking spaces during a meeting hosted by Villegas’ office.
Glad to see this win aldermanic support, but would have preferred the denser 5 story building with 17 more units. This stretch of Chicago is a bit barren when it comes to retail and restaurants, and the only way that will change is with more residents.

Its so wild that people hate/fear new housing yet paradoxically at the same time bemoan high home/rental costs, high property taxes and lack of inventory, and then have the total cognitive dissonance that these things are not directly correlated to one another.

What do we want?

More affordable housing!

Where do we want it?

Somewhere else!

Most people are complete fucking idiots.

That's a damn shame. Curbed NY and later Curbed Chicago were daily must reads for me twentyish years back.

I'll never understand the mentality to hit DEL on something like that when I would imagine a simple archiving could have been accomplished. Reminds me of that episode of Detectorists when Andy realizes the archeology company he's working for is really just hired to illegally remove artifacts so it doesn't slow down the job schedule.

I went to this community meeting it was very frustrating. Neighbors' biggest concern was parking, despite living on Chicago Ave (one of our busiest and best served bus routes) and a few blocks from Western Ave. Not to mention the development was proposing ~50% parking which is plenty.

Some people can't connect the dots that their demands for personal convenience are putting the city risk.

Walked down Franklin St in RN today!

310 W Huron:

227 W Chicago:

Pretty cool that these nearly-adjacent lots are being built up at the same time-- Along with the residential conversion underway at 223 W Erie, this stretch is gonna suddenly become super-dense.

Great to hear since this area is serious lacking population density.

Found a few interesting proposed projects I wasn't previously aware of on the Board of Appeals February agenda

New 5 story 8 dwelling unit building located next door to Fatso's Last Stand

A 4 story 8 dwelling unit building filling an empty lot on Belmont, appears that it will not have a ground floor commercial unit

Appears that this development will likely appear very similar to the neighboring new buildings at 3218, 3210 and 3176 S Archer

I wish those buildings could have been reconfigured so all the parking would be in the rear and away from Archer Ave. It's kind of a weird set up however, with no clear alley behind the buildings. There is an alley coming in from Robinson, but it would not be able to go through all the way to Wood, so even if they were able to extend it behind the buildings (not sure who owns that land, however), it would be a rather long dead end alley. Not ideal for a variety of reasons.
