Interestingly, and unfortunately, it looks like the Applicant has applied to amend their Site Plan file to reduce the height of this tower from the 35 stories that the City recently approved down to 31 stories. At the same time the unit count has actually ever so slightly increased from 446 up to 448, so at least we arent losing units in this new design but likely they will be smaller units.

That's really disappointing to see lower height on this building. Curious to see the design changes that allow for slightly more units.

Wonder why they are going shorter?

We can only assume that a 31 storey building will cost less than a 35 storey building. Yet with more units they are probably going to get more money when all is said and done. I think it sucks too that it won't be as tall, but the fact that even a 31 storey building is being built downtown in this financial environment is good news.

This was the previous design layout. Wonder if they plan to change the floorplate to increase the square footage in order to add a 1 bedroom or bachelor unit in order to make up for the four less floors.

By the looks of it, it still appears to be taller than the tallest building at City Centre by a bit. I would guess around 100 metres. On another note I really don't like all these Zedd styled buildings which all look the same and many tend to be L shaped.

Looks like they have reached the bottom of the pit along the north, west and south walls. Drilling of the tie backs into the pit wall has started.

Looks like they are starting the process of removing the dirt ramp down into the pit with a parade of dump trucks hauling away the dirt.

Still working on digging out the dirt ramp into the pit. The permit website mentions two overhead cranes to be assembled starting in early May and June.

They have now removed the dirt ramp from the east side of the pit and rebuilt it along the west wall up to King St. This has exposed the east wall for the drilling machine to install tie backs into the pit wall along the east side. The center of the pit has a small lake with all the rains we've had and you can see a noticeable gray clay layer at that depth. I wonder if this clay layer is something the Geo-technical engineers are happy about or will cause extra work in terms of sinking additional pilings below the foundation to be installed to support the building?

Can depend on the relationship with the local ground water. In some cases it can be helpful, however you would have to get your hands on the geotech report for the project to know better. The clay is likely why the water is ponding in the excavation: it prevents stormwater being absorbed by the soil.

Drilling machine is now gone from site and they appear to be prepping to start working on the foundation. Still no signs of a tower crane base.

They have put a base coating of concrete down on the east side of the pit to create a rectangular bowl which they have been setting up steel rebar in. Looks like the beginnings of a floating raft slab. Still have the dirt ramp and excavator along the west side of the pit.

Lots of steel rebar being installed for the floating raft foundation slab on the east side of the pit. Also have now placed a tower crane base just north of the sump pump well of the floating raft slab. Still have the dirt ramp along the west wall of the pit.

Looks like they may have done the sump pump pit floating raft slab pour today with concrete pump truck and parade of cement trucks. Likely poured the tower crane base today as well.

A post from Feb in this thread states they amended their application to reduce the height from 35s to 31s.
