A variance has been requested for the following:

  • Rear yard: 20 feet at the back instead of 25 feet.
  • Balcony overhang: The balconies on the south side will stick out 5 feet instead of the maximum allowed 2 feet.
  • Lot area per unit: They plan to have less land per apartment than required (344 sq ft per unit instead of 400 sq ft). This basically means they want to fit more units on the lot.
  • Street landscaping: They are not providing as much landscaping along the street edge as the rules require.

2. For the Parking Lot
  • Number of spaces: They want to provide only 105 parking spaces instead of the required 120.
  • Guest parking: They want zero unassigned guest parking spaces instead of the required 11 spaces.
  • Drive aisles: The lanes between parking rows will be slightly narrower (19 to 19.5 feet wide) instead of the required 20 feet.
  • Parking lot landscaping: They are not providing as much landscaping inside the parking lot as the rules require.
I live in the area and received a notice about this in the mail. Locals were consulted on March 12th and the NIMBYs have "significant concerns". The usual stuff: scale and fit, infrastructure capacity, traffic and safety, insufficient consultation. Personally, I'm fine with it. The rendering looks nice.

That building is only semi-delapidated at the moment, pretty good for a st b industrial use

The building was recommended for approval for rezoning and variance on September 4, 2025, posted for the June 2, 2026 Riel Community Committee is the plan approval.

They should be gearing up for presales soon.

^^^ I'd love to know the story on this one. The building has been in that state for 4++ years, if they ran out of $ why not sell as is and let someone else take over. Maybe they built w/o permits? One of you must know!

"It was developed by a company called “Ulta Developments”. They were building infills before starting this one. They ended up mismanaging funds and ran out of money. Ended up screwing trades out of about a million in unpaid labour and materials (I was one of those trades). They knew the ship was sinking, yet still had trades do work. Company had two owners, who ended up suing each other. There’s a bunch of litigation still ongoing. Both owners are complete pieces of shit and are shady as f***"

If that is true, why not sell it instead of waiting to see it rot and demo it?

They built without full permits, and there were a lot of deficiencies in the plans they used to build. City put in a stop work order. There were some attempts to have other consultants come in to finish the job and complete the necessary remediation.

But because no inspections were carried out on the piled foundation installation, no 3rd party Engineer was willing to assume responsibility for the installed piled foundation (as would be expected).

So it sat in limbo.
