That’s a neat project for the u of m. The biologics accelerator. I like that abstract relief of the DNA strand on the side of the building.

Not sure what this variance application is about. 68 parking stalls instead of 13 and a 39 ft front yard setback instead of 10 ft. Is there anyone here that can go down there and take a picture of the variance application sign in-person?

It’s for the Anne Oak recovery Centre. It doesn’t have a designated address yet they’ve been listing it as Markham rd.

It is odd, considering that the new building will be bordered by Dartmouth Dr and Snow St as part of the Victoria Hospital Campus. It really isn't anywhere near Markham Rd let alone located in the Southwood Circle area.

I'm not disputing that you are wrong, just strange they can be that far off.

The new Variance: 25-239113/C posted above is the same as the appealed Variance: 239113A/2025B from back in February for the recovery centre, the land for the centre is indeed part of Southwood Circle. There must be some sort of slight technicality that they have reissued the variance.



Here is the explanation for the use of Markham Rd as the address:

I think the university fucked arouns for too long and missed the boat. It was the unsustainable amounts of student growth Canada wide that made it viable, now with reducing admissions I doubt there will be a market for a long time.

Depends. If it's restricted exclusively to international students, then, yes, of course.

On the other hand, there's a crisis-level lack of housing and anything that people could conceivably afford isn't going to be ignored. In fact, the screaming for housing in general is enough that people really don't want to wait for the university to get a move on.

I have a feeling that the market the Southwood Circle is trying to develop isn't the "crisis-level lack of housing and anything that people could conceivably afford" type.

Specifying 10-20 storey, concrete buildings doesn't scream affordable housing. This appears to be some of the issues they are having in trying to attract developers to, with the high costs associated with construction these days.

Can't say I blame developers for passing on this one. This development has lots of extra requirements and the buildings the U of M wants are not cheap.

I can't imagine requiring Gold LEED standards being very affordable, if they're sticking to that. Maybe that's why so many developers aren't biting?

All I'm saying is that demand is there. Building permits are down considerably over what the government wants to see and people are screaming for housing. Will any of this qualify as affordable? Probably not but it's not because people aren't willing to pay. They simply can't. Nobody appears to be interested in fixing the problem so, who knows.

With the drop in international students the student residences on Pembina Highway at bison Drive, the Arc & Align are at less than 50% capacity.
