More details on the salvaging of wood from the old Dairyland plant.

2027 for construction.

“This vertically integrated structure allows Baydo to manage every stage of development, from the initial excavation to final project delivery,” the release adds.

The funding breakdown for the project is $115.1 million from the federal government, through the Apartment Construction Loan Program and $41.9 million from Baydo Group.

Construction is expected to be complete in 2027.

I'm assuming that that will in no way be related to the previous proposal on that same site, but by Belford Properties and designed by DA architects, and which was also a two tower proposal.....

It doesn't seem like there's any relation or connection between Bydo Group and Belford Properties, so I can only assume the latter sold the site (and project?) to the former, who are now proposing this current proposal in conjuction or partnership with the Feds (???).

EDIT:
Excuse the oversize image reposting.
I'm not sure how to reduce the size from their site.

EDIT #2:
Oh, okay, I get it now. They're only just getting a loan from the Feds, but the government is not otherwise officially involved inthis proposal.

This site has been under construction for some time, and was nearly at grade last time I walked by about a week ago

Baydo, a Saskatchewan developer, bought the site from Belford. (They also appear to have bought Belford's M Residences project in Burnaby). They're developing the buildings to the approved designs that Belford obtained. It was a rental project previously, and Baydo have obtained one of the CMHC rental project loans to help pay for the construction.

2029 completion so maybe they have time?

Unrelated but has anyone driven by the Telus Boot project lately? I wonder if that one is progressing.

The Boot,” a distinctive L-shaped office building at the corner of Boundary Road and Kingsway, on the Burnaby side of the Vancouver-Burnaby border, is starting to look a little less uncommon.

Removing the podium will reduce the office building’s total floor area from 687,000 square feet to 512,000 square feet.

Tracy McRae vice-president, development of Vancouver-based Anthem Properties Group Ltd., says the company is the development’s construction manager and manager and a partner with Crestpoint Real Estate Investments Ltd.

In addition to demolishing Building 2, Building 1 will be renovated and office tenants will be taken on after the renovation has been completed.

Geoff Deacon, Anthem’s director of construction, says, “We’re refreshing the area and the corner of Boundary and Kingsway, while not compromising the integrity of The Boot.”

He says crews are taking down each floor of the podium building one at a time.

They’re demolishing the cross-over section between Building 1 and Building 2 and detaching the expansion joints on each floor of the podium.

Demolition of the podium began in January 2025 with completion expected in April 2026.

Work has gone smoothly so far, says Deacon.

“One challenge we faced was dealing with some unforeseen conditions in the old building,” Deacon says. “The original electrical room of The Boot is underneath Building 2. So, in order to demolish it, we had to build a new electrical room in Building 1.”

I drive by regularly I believe demolition is nearly complete.

Also, site clearance for the area for two rental towers to the eastern corner of the site has been happening through most of the last couple of weeks.

It seems like they might be looking to start excavation for that section within the next few of weeks.

The only question is whether they'll proceed with the construction of all the towers (the rental towers and the strata towers to the north and western side) all together, or if the plan is still to proceed on a phased schedule with the rental towers getting built first.

The original thinking was that they would build the rental towers and use the cleared portion for the demolished 'boot' leg as staging area for that construction phase, except that now it seems they're demolishing the boot all the way to the below grade parkade.

You can't have a pit as a staging area, so maybe it's more cost-effective for the time being to just excavate the entire site all at once and build out the entire parkade - but only build above grade for the phase 1 towers, with the taller towers to come later on.

The article says the shorter towers facing Kingsway are the first phase but who knows how quickly the project progresses or not.

I did a walk around the Boot site this afternoon - the smaller Mini Boot is completely gone. There's some rubble and you can see a side wall from the underground parking so no pit yet. The walkway over Kingsway is still there but the spiral ramp on the Boot side is gone.
