I think it's still a bait and switch.

Developers know that the community's response (whether it's opposed, appealed, etc.) has a lot to do with what the renders look like. So, they make it look pretty for the hearing, and then erect whatever piece of shit they want.

I agree with you, the city though has zero enforcement tools to make a developer build the exaxct renderings that are presented in the community committee meetings for variances and zoning.

This latest design probably was presented to the city administration and approved prior to construction permits being issued. There is alot of behind the scenes between the city and developers that the public is not privy to.

I don't think the new design is that bad... the original design wasn't great either.

The size of the balconies on some new builds are so small these days they are pretty much full with only the air conditioning unit and a single chair or plant.

Personally, I could never live in an apartment without a porch or balcony.

Unless there is a really nice outdoor common space or park nearby its cruel tbh.

Building apartments without balconies is not cruel lol. Most apartments in Winnipeg do not have balconies. I lived without one for 3 years while renting in Osborne Village. It's really not a big deal. As Drew said, they hardly get used by most tenants.

They introduce complicated thermal-bridging problems, as I understand it.

I have lived in apartments but having a little outdoor space was non-negotiable for me. I ate outside almost every night in the summer. But I also recognize that if you look at many apartments, you can see the patios are totally unused or just used as outdoor storage

This is a problem for sure. It's especially concerning with all of the wood framed cantilever balconies that are becoming the norm in 6-storey apartment blocks.

Thermal bridging + untreated wood (usually, although some of us are smart about spec'ing PT wood) + concealed spaces + cantilever (i.e. no structural redundancy, just catastrophic failure) = ticking time bombs IMO.

I lived in many apartments in my day. The ones with balconies are much preferred. There's something about having a personal outdoor space to call your own, no matter how small or seldom used. Some people don't care about balconies, and that's fine, but using them for storage is heinous.

Especially balconies that were going to be a few feet away from Pembina. No one was going to hang around out there. It would reek like exhaust and be too loud to have a conversation most of the time.
