I'm still sad the parking lot is on the Pembina facing part of the parcel with the bulk of the building along Merriam, but a small sacrifice for some good density.

I wonder when they'll relocate the Hydro line currently running along the old, closed off back lane. It seems like unnecessary additional risk to stage and drive piles feet from it when relocation will have to be done before they begin the foundation.

It’s a slight bit of consolation that the new building will take up more of the Pembina frontage than the old Cambridge. What really is an eyesore along Pembina that won’t be corrected is the Shoppers Drug Mart a couple of blocks south: a large dead wall and then a big parking lot that bleeds into a smaller parking lot of the Starbucks strip mall— and not a speck of landscaping to soften it at the very minimum. I can’t fathom the thinking behind this kind of design and how it’s allowed.

That "blank" wall exists only to prevent bad drivers from falling into the trailer docking pit of Shoppers adjacent to the back lane. Admittedly, it's a bit excessive since a railing could have done the same job, but I digress.

I was referring to the building’s large dead wall that runs along Pembina. That stretch of sidewalk from Shoppers south past Starbucks and the dental office is bleak.

Oh yes, that wall, along the bus stop.

Yeah, I agree. It's a bit drab, and quite offensive to The Point Pembina across the street.

Pile driving for the new build at The Cambridge lot stopped last week, but oddly they only put piles in for half of the approved layout of the new build. The utility line running along the rerouted back lane still stands, and they haven't driven any piles on the portion of the lot running parallel to Merriam. I haven't found anything on the city's site - could this be a change to the new build design? Or might delays in getting the utility line relocated just mean they're pile driving in two phases? They only put piles in on one side of the utility line, but the drill and pile driver are no longer on site, and all of the staged piles have been used...

Wow. Who knew that the original cheap looking version would have needed that much value engineering to make it pencil out.

If this is the showcase angle of the building, I'm afraid of what the back end of the building will look like when looking north up from Pembina.

At that point it should need to be reapproved by councul. Theres value engineering and then tgere are completely different designs from whats been approved.

The city unforrunately doesn't really regulate architectural style outside of massing, height, setbacks, landscaping and parking. Winnipeg needs an Urban Design Review Panel city wide, the Urban Design Advisory Committee only focuses on downtown.
