They’re allowed because it’s social housing.

Looks like it's under the Transit-oriented Rezoning policy for Joyce Station. Not much nearby there yet!

They can also exceed TOD rezoning height/densities because it's social housing on a case by case basis.

Market towers would be capped around 10 stories next to them or 20 for social housing.

IIRC, that lot has been empty since 2012. StreetView implies the houses had been abandoned since 2008-2009.

Westbank/Promerita/BC Housing on East Hastings

Quote:
Vancouver council says proposal for 924 rental homes too dense, lacks amenities

Ernest Lang, founder of Promerita, told council prior to the vote about his history as an immigrant from Singapore to Vancouver in the 1970s and his connection to Strathcona, including spending weekends at a flea market where his parents sold goods to help pay for groceries.

“I know what it's like to go weekly grocery shopping at a supermarket on East Pender [Street] to buy expired food because it's the most affordable that we could afford,” Lang said.

“I know what it's like to live in a ground-floor apartment unit in a minimally maintained apartment building with no direct sunlight looking out on a wall. I know what it's like to be overlooked and minimized.”

Lang added: “East Village is not designed to maximize returns on a spreadsheet. It's being built for the boy I used to be, and the type of community I want to live in.”

Following the vote, Lang said he was glad the project wasn't rejected, but he was disappointed in not having an opportunity later in the meeting to challenge what he described as “half-truths or incomplete information” and what the project offered.

“There are very few projects where a $13 million piece of land gets transferred to the province at the beginning—before we had rezoning—as part of a capital plan to allow the people of British Columbia to own that land for a dollar,” he said.

“Is that not in itself a major amenity? And a part of our project also includes, I think, $17 million worth of [development cost levies] that was actually calculated to the city.”

Lang said not rejecting the application outright provides the group with an opportunity to bring a revised application before council.

“Maybe I'm unrealistic, but ... with somebody with my background, you either are an optimist or you stay in bed,” he said.

B.C. government wants stronger crane operating requirements

The B.C. government wants crane operation to become a ticketed trade, like a Red Seal profession, according to Labour Minister Jennifer Whiteside.

The change is part of a slate of updates to how cranes will be permitted and licensed that the minister announced March 3, in response to a series of fatal crane incidents in B.C. that have killed workers and a passerby.

“We’ve had seven fatalities in the last five years, a situation that is just completely unacceptable,” Whiteside told The Tyee.

The changes include new permits to build and move cranes, a new safety certification for contractors overseeing the work, and an overhaul of the existing certification for crane operators.

“They will essentially become Red Seal trades,” Whitside said. “That will be very important in ensuring that workers have the necessary skills and education to safely do that work.”

The exact details of the certification are not yet clear, but Whiteside said the government plans to table legislation outlining the changes by this fall.

An industry association and a union for B.C. crane operators said in a press release the changes are a significant step toward safety.

1010 W King Edward - Withdrawn

Quote:
In 2023 it looked like this 14 floor strata building would further reduce Vancouver’s dwindling number of gas stations. Now instead of 85 homes, the Esso at King Edward & Oak will live on, as this proposal was withdrawn last month.

I guess Telus is getting rid of their depot and doing a project with Ledcor again.

They had this on the Telus Living website for 28/14 story towers

I would classify Collingwood as an "up and coming" neighbourhood. This project would give that stretch of Kingsway a good boost.

Good thing the VSB in their infinite wisdom have decided they don't need a school in the area.

It looks like the VSB is positioning itself to sell the land for residential purposes. That's a bigger site than the Safeway site by quite a bit, Those 2 potential developments would really energize Collingwood.

The money raised by the sale of the land would be enough to build a new, much safer school. School has been closed for 10 years now, so people have adapted.

I mean there's no money from the province to rebuild it (it needed a complete seismic upgrade ignoring the fire that closed it). They have enough capacity in the area so when this magical population grown happens I guess they do the Olympic Village wait 20 years.

There's still 43 high risk schools that need to be upgraded. It's like to close to $2 billion in capital expenditures for some expansions/seismic mitigation required.

They might be forced to sell it for the French immersion school

In January 2024, Conseil scolaire francophone (CSF) requested to acquire the Carleton site from VSB. On May 23, 2025, the British Columbia Supreme Court, in CSF v British Columbia and VSB, 2025 BCSC 962, declared that: In addressing the [CSF]’s requests for underutilized or surplus sites and facilities, the [VSB] must reasonably consider and proportionately balance the importance of minority language education as a value underpinning Section 23 of the Charter.

From the article you linked:
"School board staff had recommended the school be permanently closed, saying that over $650,000 has been spent over nearly a decade to maintain the school's vacant buildings."
And,
""However, VSB has been denied multiple funding requests to repair and seismically upgrade the school.""

That site is really just a few blocks from the rejected Westbank projects on Hastings
- so it'll be interesting to see how these go.

The site also backs onto the busy Burrard rail line (would that be double tracked?)

Fleming (at 49th and Knight) was subdivided so that there could be a residential component. That's what will probly happen at Carleton, though I would hope for a larger portion going to residential, along Kingsway, and along Joyce. That's a big site
