Has there been any news on that development next to the McLaren? IIRC that one was speculative at best. With the Royal Bank now being closed, maybe some opportunity to consolidate or am I dreaming?

Hi Folks,

I have updated my list of downtown developments. I counted a total of 547 residential units recently completed (within the past year), 1758 units currently under construction, and another 1375 units in-planning. That's a total of 3680 residential units. Assuming 1.5 people per unit, that's a total of 5520 new people living downtown.

Recently Completed:

127 Bannatyne Ave:
-New mixed-use building with 90 rental apartments, commercial space, and office space.

The Bay Redevelopment (Wehwehneh):
-Conversion of the old Hudson’s Bay building into 373 apartments (200 of which will be affordable apartments), 2 restaurants, a health centre, a child-care facility, a senior’s centre, an art gallery, and office space.
-Construction of the interior courtyard is well underway.
-The expected completion date is the 2nd quarter of 2028.

Forks Railside:
-Huge, multi-decade mixed-use redevelopment of several large surface parking lots at The Forks.
-Phase 1 of the project will have 10 new mixed-use buildings constructed. So far, details about 9 out of the 10 buildings have been announced.
-Water and Sewer work has been completed. The foundation for at least one building has now started.
-So far, 358 residential units have been announced across 9 buildings. The number of units in the 10th building has not been announced yet.

Sutton Place Hotel:
-The original plan was two towers on a podium: The first tower was an 18-story hotel and the second tower was a 13-story short-term-stay residential tower with 130 apartments. The design was then revised to a single 25-story hotel. The design has now been revised again to a long, rectangular 10-story building that will function as a hotel (no short-term stay).

I would add the Portage location across from Deluca's. Two existing buildings were removed and construction fencing is up blocking the sidewalk. Those sort of things normally don't happen without permits.

Also further west I feel the apartment building replacing the former Perkins should be at minimum listed as pre-development. I cannot recall the developer's name but they have a pretty consistent track record and they did complete the site prep by demoing the Perkins.

It's a (very well done) list of downtown developments, so likely why C&R&S didn't include these ones further along Portage.

Both are exciting projects but they are outside of downtown. The list is for downtown development only.

The London Manor project by Carrington, on Kimberley at London that burned down a couple years ago, has a crane, piling equipment, etc on site. Hopefully this one survives construction.

Also, I don't really get onto Boradway much. But I noticed from the backside that the Hyatt Centric (I think) is underway.

Neither development for the McLaren has begun, the retrofit of the hotel itself was announced in 2023, the plan was to renovate two floors at a time, i would imagine the redevelopment has applied for and is awaiting HAF grants, the initial budget was $37.5 Million.

The tower portion is probably dead, it was a potential partnership with Main Street Project which now has their ambitious renovation and addition at 637 Main St.

Description: The redevelopment of the McLaren Hotel, now known as RecoverBridge on Main: The McLaren House, transforms a 113-year-old, 150-room derelict single room occupancy (SRO) hotel built in 1910 in Winnipeg into modern, affordable, and supportive housing. Led by the Equal Housing Initiative, the project retrofits the six-floor building into 156 updated units featuring nine different room types, each with a private 3-piece bathroom (including toilet, sink, and shower or bathtub/shower combo), full adherence to Universal Design principles, and 21% of rooms accessible for people with disabilities. Improvements address longstanding deficiencies like inadequate bathrooms, kitchens, ventilation, and communal spaces by adding two laundry facilities per floor, communal kitchens on every second floor (informed by resident feedback), and inclusive rent covering all utilities plus cable. The first floor is dedicated to enhanced supportive services, including a gathering space for culturally appropriate healing, administrative offices, areas for social work and occupational therapy, food storage for a peer-led grocery store, a 3-bed medical unit for hospital discharges or dialysis patients, and an educational space—creating a comprehensive housing-first model to support recovery from trauma, addiction, and homelessness. Additional plans also included a 12-storey mixed use residential building.

Thunderbird House restoration update - significant progress to report.

Since our last update, the roof system has moved into its next phase. Demolition is complete. The existing cladding is gone, water-damaged framing has been replaced, and the underlayment is now fully applied across the entire roof!

What's next: cladding installation.

Restoration continues to demand a different mindset than new construction. For a space this important to Winnipeg's Indigenous community, the standard isn't negotiable.

We're getting close. More updates to follow as cladding work gets underway.
