I keep hoping for something like the VIU on the Gatineau side of Zibi but so far all we get are metal boxes

Yeah, I was hoping for something better. Even Heafey who built VIUs didn't quite capture that lighting again with the WEs.

Une tour de 23 étages à la sortie du pont des Chaudières

La métamorphose du centre-ville de Gatineau se poursuit. Cette fois c’est sur le site Zibi, à l’angle des rues Laurier et Eddy, qu’elle va s’opérer et venir encadrer l’une des principales entrées du cœur de l’île de Hull.

Un immeuble de 23 étages comprenant 240 logements et près de 400m2 de superficie commerciale au rez-de-chaussée devrait être en chantier, au cours des prochains mois, à la sortie de la traverse du pont des Chaudières, a appris Le Droit.

Le projet bénéficie déjà d’une recommandation favorable du service de l’urbanisme. Il sera soumis à l’analyse du comité consultatif d’urbanisme (CCU) lundi.

L’immeuble sera l’un des plus élevés dans tout l’ensemble Zibi, et le plus haut sur la rive québécoise du projet au moment de son achèvement, confirme la porte-parole de Zibi, Annie Boucher. «Il contribuera à définir une porte d’entrée clé vers le centre-ville de Gatineau, ajoute-t-elle. Sous réserve des autorisations nécessaires, la construction est prévue en 2026.»

Le projet soumis au CCU prévoit que les cinq premiers étages formeraient un basilaire de brique rouge avec beaucoup de fenestrations. Le rez-de-chaussée de l’immeuble qui occupera l’angle stratégique des rues Laurier et Eddy serait réservé à des usages commerciaux. «On veut concevoir des espaces adaptés aux locataires du secteur de la restauration, précise Mme Boucher. Il y aura des possibilités d’aménagement de terrasses extérieures qui animeront le paysage urbain.»

Sur les 240 logements que l’immeuble doit abriter, 174 compteront une seule chambre. Le projet prévoit une quarantaine de logements de deux chambres et 21 studios. Le promoteur a déjà une entente avec la Société canadienne d’hypothèques et de logement (SCHL) pour que le projet comprenne 59 unités considérées comme abordables. Une terrasse doit être aménagée au dernier étage de l’immeuble, mais aussi au 5e étage dans l’espace dégagé par le basilaire.

Un stationnement souterrain doit être accessible par l’arrière du bâtiment. Il doit compter 75 places. De nombreux supports à vélo sont aussi prévus.

Good to hear. Wish it was a normal corner store though. Can't imagine a whole lot of people will deliberately walk to Aisle24, or just walk in as they happen to pass, since you need to be registered on the app (?) Could be worth it for most residents of the island to register though since it's the only game in... town (town being the island).

The Aisle24 business model doesn't depend on trying to attract people who are just passing by. They are selling a service to landlords who know it is easier to attract tenants if there's someplace close to buy bread, milk, etc. The "customer" in other words, isn't the shopper - it's the property owner.

Right now there aren't enough people living on the island to justify a normal convenience store. But between Voda and Block 204, Zibi will soon have more than 400 rental units fronting Head St Square. Let's assume Aisle24 only breaks even: it's still worth it to Zibi if it helps them fill more empty units.

That horizontal white banding looks very promising. I can only assume it would continue along the balcony slab based on the rendering.

I appreciate the similarity to its neighbouring tower.
