It’s under early stages of demolition. Should be gone in a month or two.

I mean I think they had a plan in hand since they were talking about construction starting in 2025. Not sure what the status of the property is with a new developer..

Rental apt proposed for 7305 and 7317 Buller Avenue.

We probably will need a Buller Station for the Expo Line at one point in the near future..

The area is getting dense with townhomes/apartments

I think adding a Skytrain station is overkill. Royal Oak Station is a 12 min walk and Kingsway is a 6 min walk (also Clinton where there's a bus route is a 7 min walk).

I've been watching the area fill with lowrise apartment buildings. Perhaps in time they'll add a local bus route through the area - but I doubt it'll be anytime soon.

I agree with Sheba.

I don't think a new skytrain station will happen in that location (......or really, should).

Especially if one doesn't happen between the Patterson and Joyce Collingwood stations for the proposed Telus Gardens/Telus boot project as was previously mooted, and which now seems unlikely - and given the fact that a skytrain station there could potentially be more justified (assuming a full buildout of that development with the density that will happen in that area).

It's too close to Royal Oak - -even though I would agree that Royal Oak and Edmonds seem really far from one another as to suggest another station in between them.

I imagine more improvments and perhaps some sort of expansion to Royal Oak being done sometime over the next several years is the more likely scenarioof what will happen since that area is getting more and more dense and it sometimes shows with how the station gets filled more quickly these days.
It also happens to be the only station that doesn't have an escalator, I believe - and only ONE elevator. So it's already badly in need of expansion and improvement, as is.

When the BCGEU Palm Ave. project right next door gets completed and occupied in a couple of years, you're probably going to see even more crowding and people having to use it.
And that's on top of the city of Burnaby having updated their OCP and upzoned areas in the immediate vicinity to allow for more density and highrises to comply with TOD legislation, versus the limit they previously had with 6-8 storeys max for an urban "village".

I suspect there won't be a major reno on Royal Oak Station anytime in the next decade. I don't know what the station is like during most of rush hour but I do know that the only time outside of that I see more than a few people on the platform is just after school lets out (which is as rush hour is kicking into gear). Most of the time the station is dead. Yes adding more density will increase demand on it but I still suspect it's low on the list of priorities for TransLink.

Yes it's completely missing an escalator. On the Expo Line: Nanaimo, 29th Avenue, Edmonds*, 22nd Street and Columbia are also missing an escalator for one platform (Edmonds would need two but considering how many stairs it doesn't have I doubt it'll happen). If they do any work it would be to add a second entrance similar to the one at Patterson that is across the street and opens onto Central Park - that's stairs only and unless a highrise gets built asap I suspect the same would be built for Royal Oak.

Most of the stations (outside of downtown Van) only have one or two elevators, depending on if the station has center or side platforms. The Royal Oak one is pretty slow so it's prob still the original elevator and will likely need to be replaced sooner or later. Honestly I wouldn't be surprised if they wait for it to die before replacing it.

They're gradually replacing all the original elevators

Updated proposal by Pinnacle for the 3856 & 3870 Carrigan Court redevelopment. Now with a 30 storey and three 40 storey towers with 1574 units total, 1133 strata and 441 non-market rental.

development proposal, the highest and best use development potential for the
adjacent site at 2280 Douglas Street is anticipated to be townhouses or 6-8 storey
single-loaded apartment development. The highest and best use development
potential for 2294 Douglas Street is anticipated to be a slim, mid-rise apartment
building between 20-30 storeys.
It is noted that the applicant remains open to pursuing discussions with the owners
of the adjacent lots for acquisition and consolidation, while the subject rezoning is
advanced through approvals. If the applicant is successful in achieving a larger
consolidation at a future date, staff will bring forward a revised proposal for Council
consideration.
No detailed renders but the architectural drawing sort of looks like that other Lougheed project for an undisclosed client

The shorter tower is also from GBL but seems to be another developer.

I'm assuming that this is different from a previous development proposal on that same site for a lowrise 6 storey rental building that had gone as far as site clearing and seemed to stall just short of the start of excavation.

Okay I just read the application, and it does confirm this to be the case.
The previous project died at some point, and now they're seeking a rezoning to get more density to get this 20 storey tower.....

Should have been a taller tower at that location, IMO.
They're right across the street from the much taller Malborough and Dunblane crop of 30-40 storey towers, and they seriously should have tried for 25-30 storeys.
And the proximity to Royal Oak Skytrain station means they wouldn't even have had to provide that much parking (or any at all of they chose not to) and saved on excavation costs under TOD legislation.

It’s weird that this needs a rezoning though. Doesn’t this fall under the provincial tod policy? That area around royal oak station is horrendously low density

Maybe it's not just to do with density.
Perhaps the rezoning also has to do with this part:-

Maybe the rezoning application is merely to bring the zoning in line with the not just the current TOD legislation but also the revised OCP.
