I don't think there is enough room there for Shoppers. The rendering is fairly generic. There are other A&Ws planned in the north. I would be cautious about drawing any conclusions.

The study focused on the block in West Riverview bordered by Findlay Boulevard, Whitepine Road and Pine Glen Road. This area has seen tremendous growth over the last 20 years with retail developments including the Sobeys, Canadian Tire and Kent Building Supplies, along with new apartment buildings at the corner of Whitepine and Pine Glen. This area is also home to the Riverview fire station, a Southeast District RCMP station and several retail strip malls.

I'm generally a big fan of roundabouts. While they aren't the solution to every single problem intersection very often they are. Saint John is well behind in their adoption but the most recent one (Foster Thurston and Sandy Point) has been a huge improvement to a dangerous situation.

Indeed.

There is a whole whack of "known development areas" lining both sides of the south end of Clevelend.

- Parcel "A" is already under construction (408 units residential)
- Parcels "C, H & I" are not currently under construction, but, combined, list an additional 1,102 residential units.

Although these other parcels have not undergone any approval process, the specificity of the information here certainly indicates the town is aware of development proposals for these lots.

In addition, Parcel "K" indicates 116,000 sq ft of commercial space. It sounds like there is an unapproved proposal for a new commercial/retail plaza here.

It appears the recently completed extension of Cleveland could be a hive of construction activity over the next 5-10 years.

Proposal for a new residential subdivision (low density SFH) in west Riverview:

The proposed subdivision plan aims to extend Rebecca Avenue, Vintage Avenue, Matthew Avenue, and Irving Road to create new lots for future residential development. Additionally, the plan looks to establish a future street for a future extension of Rebecca Avenue to Trites Road. The proposed tentative subdivision plan provides a small strip of LFPP which would provide a pedestrian connection to the future West Riverview Boulevard. This connection was also identified as an important connection in the neighborhood as the future West Riverview Boulevard could have an active transportation corridor and would allow the proposed neighborhood access to amenities such as the Dobson Trail, Winter Wonderland Park, and Mill Creek Nature Park beyond.
For reference, West Riverview Blvd is the yet-to-be-built southern bypass around west Riverview, and will extend from the Gunningsville Blvd/Findlay Blvd intersection around west Riverview to connect with Coverdale Road to the west of the town.

Nice to see that finally get infilled. When you look on Google Maps, you can see that the trees were cut for future streets at one point. It would be nice if they extended Trites and created a "stub" of the new West Riverview Blvd to it. It would help take some traffic off Pinder and Whitepine.

I didn't read the whole analysis of this but I sure hope they factor in the amount of students that cross that intersection at noon times from Riverview High. Many go to the local businesses for lunch and snacks. High volume traffic circles and lots of pedestrians could be a bad mix.

I agree that busy roundabouts are not necessarily pedestrian friendly. There is also a new A&W going in right there.

They started on the first floor of the 6 story getting built on Cleveland St. There is still yet to be any mini or normal tower crane on site. This will be an all wood structure.

The company that built behind the Scotia bank is selling.



They were approved to build a strip mall on the property. That land is included in the sale.
"An added value component includes 0.41 acres of surplus land with conceptual plans for approximately 4,000 square feet of future commercial development"

Could they be getting scared off by the other builds? Or are they pooling capital and planning more?

I wonder if the icon complex is still set to open this winter. One would think the tower crane will need to come down very soon.

I’m curious as to why they didn’t continue Vintage in a straight line. I’m going to guess they have plans for commercial or high density residential between Rebecca and west Riverview on Trites.

Expanding the West Riverview residential footprint, it would make sense to have higher density mixed use/commercial buildings along Trites Rd. in that area.

This would also be right on the corner of Trites and (the future) West Riverview Blvd as well. A good location for a commercial plaza.

I have it on good authority that there are developments coming for the Riverview Mall property. According to sources, the Vogue Optical and King's Crown businesses located across from the Mall will be relocating into the mall in the coming months. In addition, the CIBC branch currently in the Mall will be moving down Coverdale Road to the property that currently houses Dollarama (the bank move will be in June/July according to the source).

One of the barbers at the Kings Crown told me that their lease wasn't being renewed, after 40+ years. This was a few weeks ago and at that time they were looking for a new location. They were offered a 1 year lease only in Riverview Place, but weren't interested in that short of a term.

Sounds like they've struck a deal. She also mentioned that the reason their lease wasn't being renewed is because Vogue Optical wanted to expand their current location next door. So if that has also changed, I wonder about the optician office that's connected to the Vogue store. Would they also be moving? And what about the future of the current building?

It's my understanding that the building currently housing Vogue and Kings Crown is owned by the company who now owns the Riverview Mall/Place as well. There may be some fluidity involved in the relocation (no word on the convenience store in the building as of yet).
