I think Morgan Stanley will anchor this tower.

Morgan Stanley's 1 million square foot lease at One New York Plaza expires in December 2029.

That would be enough to get this thing off the ground.

I can't imagine they want to stay downtown as opposed to being in this palace.

Morgan Stanley also owns 1585 Broadway and has a significant lease (400K SQ ft) at Park Avenue Plaza.

I could even see Morgan Stanley occupying most or all of this entire tower.

Blackstone’s lease termination lines up very well with this tower’s opening. I could see MS leasing new space also.

I don't know who it could be, but at this point, it doesn't matter. Seeing this tower rise (and the Grand Hyatt come down) is all I'm looking forward to. It's the most exciting tower to go up in the city, as far as I'm concerned.

As far as the completion of the environmental review goes, since it's 4 months ahead of schedule, I would expect the federal loan closing for the project to be no later than the spring, if not before then. They didn't expedite it for nothing.

The information in your post seems to support Blackstone as the anchor tenant here.

Blackstone Tower just sounds way cooler than Morgan Stanley Tower so I'm still rooting for Blackstone

speaking of black stones, does anyone think we could see a large black ball on a chain bashing down that crappy hotel later on here in 2026?

Things don’t move fast enough to see any meaningful demo before the end of the year. But we should at least begin to see filings before the year is out, and some prep work beginning for demo. Construction and demo are supposed to begin at the same time, but they have to first put up protective coverings for both the subway station and neighboring structures.

I assume that means the beginning of the demolition of the Hyatt.

That’s the Public Design Commission, a review of the public plazas.

Looks like there was a slight change in the facade design. Also if the drawing outline is to scale they might have shortened it slightly. It still looks very nice though, also the crown looks... spikier?

What was it originally, 2.2? It still says this on the official website.

I wonder if they're lowering ceiling heights to fit more floors because the newest elevation shows a bit of a height chop compared to 1V (about 1,500' exactly to the top of the crown).

Not sure how I feel about the teeth texture of the crown vs a solid flat top but I sure do hope there would be an LED screen like Salesforce in SF.

They massacred the crown. And it has gone from 1,646 to around 1,500 now by my eye.

I am not that excited about this tower anymore.

Just another supertall now.

Which is cool and all.

But it's going to take something drastic for us to get a landmark for the 21st century. The Twin Towers were a government project, after all.

I’m elated that this tower will rise. Despite the minor changes, it’s still absolutely incredible. Not to mention, the jagged diamonds on the crown look great.

In my opinion, it gives the structure a much more decisive ending, which is a positive for me. The round crown didn't quite do it for me. It felt more unsure of itself to me than this does haha
