So excited for this tower.

Apparently PWCoopers lease is expiring in 2030 and they could be looking for 1 million+ square feet.

This will be a great year for this development, as financing is expected to be in place in a matter of months. Of course, the tenant reveal is expected, but the financing is the bigger piece.

Are you referring to the federal financing that RXR had sought? If so, do you think that a decision on that financing will be made soon?

If I am not mistaken, the federal government website now lists the completion date as today! So I guess this means it's done?

Wasn't it rumored (a few pages back) they already had a tenant but wouldn't announce it yet? Or perhaps it would be funded with both.

This project is great conceptually but not sure I have faith the dark horse forces behind the scenes getting it built. Fingers crossed.

It seems to me just a matter of time before a tenant is found. This is a long term project in a desirable location. Plenty of tenants will come eventually

And the outcome was a FONSI! Finding of No Significant Impact, they likely decided that there was zero negative outcome. Interesting they completed the review ahead of schedule even with the government shutdown

I'm not sure why you have a problem retaining information, so I will be nice and simply say that we have already discussed the tenant situation and the tenant situation in relation to financing.

Now back to the ER, the findings (not that we expected anything different)...

Apparently this review was done 5 months ahead of schedule.

Gotta figure Scott wasn't bluffing when he said he has a tenant.



Mr. Rechler will join Mr. Dimon and Mr. Griffin as the official Triumvirate of New York.

This could be completed before the Empire State Building's 100th birthday party in 2031.

Given that the environmental review is done - and I have to believe things were expedited - they can now begin to formally close on the financing. RXR may be timing the tenant announcement together with the financing, but who knows.

Last January I read something about the developers seeking favorable rate federal loans. Is the expedited federal review at all indicative of that likely being the current intention still?

That’s what the environmental review was for. This project recieved city approval (ULURP, environmental review) a few years ago. The website we have been getting this latest information from is the federal agency that distributes those loans, for transit related projects. The federal environmental review was required.

Hmmm, Blackstone is one of the most adept regulatory lobbyists, and the project has just had a highly expedited approval. It's impossible to be certain, but one can imagine...
