It sounds nice to be next to rail, but the bigger draw here transportation-wise (IMO) is that it's about an equal distance away to the stop for the Rapid 837, and in a part of town with excellent bike connectivity. And being this close to the rail in this part of town means you're minutes from a solid trail network and greenspace amenities, too.

Additionally, rail service hours can always (and should be) expanded. Proximity to an existing station is a good thing. This is great for the area.

Love all this Eastside multi family going up. We just need a lot more. What is average rent been? Like for say a midrange new 2 bedroom?
