People at City Hall and GPEC may shrug and say "at least they're staying within Phoenix," but I agree that this is still not ideal. It's a less central location, not along light rail, and will leave a big vacancy in Midtown. From an employee morale point of view, I wonder how remote work for corporate staff is perceived by Banner healthcare providers and hospital staff who cannot regularly work from home.

- Banner is in a lot of health subindustries, they have a huge health insurance department for one
- they'd be naturally top heavy for having 32 hospitals across the West
- the tension between hospital management and front line employees has always been there, but probably not to the depth that a largely non-unionized hospital staff experiences vis a vis Kaiser for example. I would assume their front line staff is largely professional and patient centered and WFH doesn't really cross their mind.

They just moved to Central a couple of years ago. Some big wig and his or hers board member buddies are waisting their money probably because he or her and those board members live closer. Pathetic!

I don't know if that's the case here, but it's amazing how often executive preference seems to drive questionable decisions about office locations. A Scottsdale or Biltmore address can definitely shorten commutes for the C Suite while lengthening them for the rank and file.

I know I've been a Debbie Downer on corporate presence downtown but this is just another example of what I've been talking about.

Entry level employees don't want to commute downtown.
C suite, would rather be in Biltmore or Scottsdale
The LR makes getting around on Central a challenge rather than it being a win, at least from the employees perspective

We've now lost momentum entirely in midtown. Outside of Creighton (not a taxpayer!) there hasn't been any major movement and a huge vacuum of employees out of midtown. Many existing entities have downsized.

I'd be really curious to see how many empty sqft there is in midtown. I'll bet it's massive.

For Class A, yes. In terms of overall vacancy, though, Downtown South has a lower rate at 20.6% than Downtown North (really Midtown) at 22.1%

I'd never seen this report before. It's interesting, but the labeling of Midtown as "Downtown North" and usage of "Midtown" for the area east of the true Midtown is maddening. We've already got too much geographical confusion without this creative nomenclature adding to it.

Historic downtown buildings to be demolished, new HQ in the works

Lost my access to Phoenix Business Journal if anyone can share. But some more life coming to the Warehouse District.

Between downtown and midtown, that's 4.9 million sqft vacant space. 2.75m in midtown and 2.1m in downtown. Rates are considerably cheaper in midtown.

Amenities for Revelry will include a clubhouse with spa and fitness center, a 2-lane bowling alley and rooftop pickleball courts.

"It will be the highest-end rental product in that downtown Tempe market," Grudzinski said.

Empire exec: City's tallest tower project moves forward
Meanwhile, Empire Group is moving forward with construction on Astra, the tallest building planned in Arizona. Plans call for securing permits during the second half of this year, he said, after working through some financing issues.

The 541-foot Astra tower was delayed when interest rates were on the rise and lenders pulled back amid an oversupplied market, Grudzinski said.

"They tightened up underwriting and cut back on loans they were making," he said. "That's why you saw the number of permits falling by such a large number."

As a result, apartment unit deliveries will drop by 60% overall, he said. Lenders see that supply has been reined in and are beginning to open up their wallets, Grudzinski noted.

"There is a lot more construction credit now out there compared to where it was a year ago, if not two years ago," he said.

The biggest demographic group for these luxury towers are ages 25 to 35, Grudzinski said, adding that the average age of the first-time homebuyer is now 40 years, compared with only 28 two decades ago. With mortgage rates still hovering around 6%, people are renting at record levels.

"We absorbed more multifamily units in 2024 and 2025 than were absorbed in the five years prior to that," he said. "We always knew this excess inventory was going to get eaten up, which has happened."

As a result, 2026 will be a transition year from a renters' market to a landlords' market, he said. "As developers, you can't look at where the market is now," Grudzinski said. "What you care about is what it's going to be two to three years down the road when we're delivering units and leasing up."

I noticed palm trees were getting fenced off around Central and McDowell when I passed by there today. Glad to see this one moving. Will be a gap filler indeed!
