Seems like they are around $2200CAD for each pole. Not sure if those bulbs on the Vancouver ones are working or not.

So a new land use policy, policy, for the DTES/Oppenheimer district has passed. Social housing component reduced to 20%, instead of 60%. If I'm reading the numbers correctly, shelter rate would be 20% of the social housing units, which would be 4% of the total in the whole building.

So up to 32 stories/11 FSR, but even if you build a 19 story tower, you still get 11 FSR, which is good news. Rental towers btw

I hope it is enough to entice developers to build there. FSR 11 is a huge improvement.

Quote:
After hearing from roughly 300 public speakers over three emotional and often heated public hearing sessions, Vancouver City Council approved City of Vancouver staff’s recommendations tonight to proceed with a major overhaul of Downtown Eastside zoning rules that will allow much taller buildings — some as high as 32 storeys — in an effort to speed up the construction of brand new purpose-built social housing to replace aging and dilapidated single-room occupancy (SRO) hotels and deliver more affordable housing.

The changes apply to two specific areas: the very core of the Downtown Eastside — formally known as the Downtown Eastside/Oppenheimer District — which generally spans a one- to two-block radius around Oppenheimer Park, and a smaller, separate area along Main Street immediately south of the Dunsmuir and Georgia viaducts and Chinatown, near Thornton Park and the future new St. Paul’s Hospital campus.

To help stimulate more housing and a healthier mixed-income Downtown Eastside population with middle-income workers and families, the inclusionary housing requirement for both areas has also been amended from 60 per cent social housing and 40 per cent market rental housing to 20 per cent social housing and 80 per cent market rental housing.

To better access federal and provincial funding for new social housing, aligning with the eligibility guidelines of senior governments, affordability requirements have been amended from one-third of the units at shelter rates to 20 per cent of the units at shelter rates and 10 per cent of the units at or below Housing Income Limits

Yes the permits went in for the National Bank signs. Look like they are just hoisting them off the roof this time.

Some kind of lobby improvements. They'll probably enclose that area.

It got referred to a public hearing on Sept 16

It's more of a complete tower block facing Richards now compared to the original proposal thanks to the gutting of the heritage building.

EDIT: Here's the amended rezoning application

Elevations says it's a travertine panel on the white sections.

Restaurant on the 27th floor. And still has the offices on top.

There's a six elevator bank on the ground floor. One service elevator possibly behind it.

I like the lighter colour palette better - the brick looked a bit dated.

Can anyone decipher that hotel logo? (if not made up)

the fencing had an open section, I was under the impression that this area was going to be filled in for retail but it appears not to be. One of the signs says Cafe space available.

I think that little section off to the left is the restaurant space.

The cafe is in the back corner of the lobby.

Application is up. And it's a grocery/pharmacy.

Quote:
The program consists of approximately 16,000 sq. ft. of pharmacy space on the ground floor and 22,000
sq. ft. of grocery space on the second floor.
