Hey everyone, we’re getting occupancy early next month. So I’ll keep updating until its time.

Thanks for all your updates on this project.
As a cyclist, I really don’t understand these bike lanes — they only cover the area adjacent to the property, and before and after that, there’s nothing. I understand there are reasons for it; however, it just seems impractical. I really like how Vancouver does it, for example on Richards Street, where they complete the entire corridor at once.

The city's not building them. It's not even city land, or wasn't until recently. They're forcing developers to build large setbacks and contribute land to build the bike lanes and ultra wide sidewalks

Vancouver does not do this. Downtown was built to the property line already.

Just double checked on GIS maps, that is a City owned portion of the road. Same for vancouver

This might be a little of what you're suggesting and also what Greetings is saying. Surrey will sometimes require you give them land for sidewalks, laneways or plazas as part of development approval. I imagine what's happening is the Surrey is saying give us that extra land and you're also responsible for completing sidewalk and bike lane works. Instead of charging the developer the cost it would take for the City to go and do the work, they just make the developer do the work.

You get the spotty infrastructure because for the vast majority of infrustracture projects like bike lanes or travel corridors, the city requires developers to do the building to present standards and doesn't do it themselves. So, if all the properties along a route aren't all developing at the same time, you get this spotty — everywhere that can persist for years. Versus cities like Vancouver that more often ensure corridor continuity as much as possible given the city is already built up and has a lot more history. The DCC program is kind of designed around getting money only when development happens. In an ideal world I think you'd be getting DCC money from new development to expand infrastructure in the next areas, but instead it seems many cities are behind and the development is paying for expanding previous infrastructure that needed to be expanding and cities are just always trying to catch up and never getting ahead.

Kind of a catch 22. Either taxpayers pay up front before development happens and the City has to cost recover with no guarantee if overall development drops, or taxpayers don't pay up front but they need to wait years or maybe decades for certain roads to be complete and not go 2 lanes to 1 lane to 2 lanes or have sidewalks just end randomly. Honestly, I'd much prefer the former myself since costs just continue to go up and it is typically better with infrastructure to do it sooner than kicking the can down the road until you critically need it and now are paying 5 times as much.

In very specific areas of most of the cities like Surrey, Langley, etc., we know where growth is happening so a part of me feels there should be a lot more proactive infrastructure building and cost recovery going on. ToL has been doing that more lately with projects like 208th, but it is still super rare and isn't just limited to bike lanes and roads, it also applies to things like undergrounding power lines and upgrading utilities capacity. And yes I know there are other contributing factors like lacking right of ways in older neighborhoods and so on.

I really want them to do the old Canadian Tire and Save On plots next. Those giant empty buildings infuriate me to no end.

The new tower seems complete, the site is open, the fencing is all down, and the artwork is installed.

I didn’t even bother to take photos of it, although I went right by it. Probably should tame some photos next time in there.
