I have to renew my mortgage in July, but with interest rates coming down and wanting something a bit larger. Ive started looking around and I can't believe how expensive condo fees are!!!

In many cases, they would be just as much, if not more than a mortgage payment. $550-850 for a one bedroom is crazy!

I've been living in a 1 bedroom condo in downtown Edmonton since the mid-90s, and I pay about $563 per month in condo fees. It's actually not that bad when you consider things such as inflation, increasing utility costs, security, underground parking and pool maintenance/repairs.

The general rule of thumb is $0.35-.40/sqft for something new and up from there with most over $0.50/sqft.

Older condos will be higher as their budget increase with inflation and other costs per year at 2-3% min.

Maybe I'm just spoiled. I'm paying $363 right now and that includes all utilities (Yes the building has a healthy reserve). Although my condo is quite small, 500 square feet.

I don't wanna blow my own horn, but my condo space is 740 sqft.

Does your condo building have an indoor swimming pool? A good chunk of our condo fees is allocated towards swimming pool maintenance and repair.

Yes it does! Although it's been under repair for the past two months. I've never used it though. Generally pools are a money trap.

What has Leston been involved in with regards to newbuilds? I mostly know them for buying older buildings.

I think it's a missed opportunity. We may have too much retail today but i would never live in a groundfloor unit in downtown today either.

Having shops help with eyes on the streets during the day while residents are out, and the units above can be the eyes at night when the stores are closed, especially with the park. It's feels like we are seeing more mixed-use proposals outside of downtown these days.

Hopefully we see more exciting projects in the future than what seems to be the new standard.

Coronation Recreation Facility officially opens Jan 27. This includes Hemingway and the Velodrome.

Huge, one of only three indoor cycling facilities in the country of that standard. Only indoor triathalon facility in all of North America as well, pretty big deal.

It will be interesting to see how Tri uses the facility. There is a big spin room. The track might scare them, especially riding in a group.

During my accreditation rides, we had quite a few people that had no pack riding experience. So part of the time was getting them used to riding close to and beside another rider and being confident. All at 30kph or higher.
