It's wild to me how a site like that is currently zoned for 9 floors/30 meters, I really hope the province and feds crack down on city's for absurd density restrictions close to transit hubs.

That's the zoning now, but 50 floors will be approved no problem. City just hasn't gotten around to rezone everything.

City has approved just about everything that's been proposed the last 5 years, with very few exceptions. We've probably been more open to new development than most cities in North America.

That may be the case, but if the zoning was updated to reflect reality/intention, builders wouldn't haven't go through the expense and time of zoning appeals. I would think this is exactly the kind of no-value-added beaucracy/red tape that politicians love to spout about getting rid of.

Looks the same to me, which is not a bad thing. If they can keep up the quality of Ascent and Hintonburg, this could end up looking quite nice. The contrast between the massacred Icon design and a well executed simpler design of this one will be interesting. I do wish they would have kept some bronze accents.

I like the height but the design is very basic. At least its harder to screw up if it's that basic.

Wish they had a different colour at least so it pops... A nice bronze would be quite beautiful and striking here.

It looks like they forgot the floor plan drawings for 42-50 and mislabeled the drawings in the document: https://webcast.ottawa.ca/plan/All_Image...20of%20Drawings%20-%20D01-01-21-0007.PDF

The table of contents says floor plan drawing A.309 is for 42 to 50 - but the actual drawing numbers skip from A.308 to A.310 - and they've mislabeled drawing A.310 to refer to floor 42 to 50.

Drawing A.401 shows that floor 42 to 50 are all apartments, and that the mechanical floor above it is only about 2.5 floors high.

I hope the city just screwed up the upload somehow and not the firm actually screwing up the files. You would think it goes through a lot of people before it gets sent off…

The official plan amendment and zoning by-law amendment proposal goes to planning and housing committee on Wed Dec 3. A copy of the reporting outlining the Departmental recommendations will be circulated to the Public on Nov 27 at the latest as per PDBS email.

I'm sure it will be approved with little fuss. Just hope Claridge starts building soon. This is the longest period with no crane in that area (hospital notwithstanding) in close to two decades.

Still crazy the City hasn't bothered doubling up Dow's Lake Station.

Who are these units for? 1 bedroom under 500sqft should not exist. I lived in a 700sqft 1 bedroom apartment with my wife and even that was tight. I'm all for more housing of different types but they have to be livable and with a bunch of these units being 1 bedrooms with 475-525sqft each... yikes. Hopefully they at least price it accordingly but its Claridge so who knows

This is totally an abstract thought but with less people having children and to a certain extent less marriage and perhaps even coupling does having a certain percentage of smaller units make sense?

Or on the flipside.. does that become a barrier when you partner wishes to move in to your spot and there is so little space its unrealistic to not get on each others nerves.

My first apartment was a Vanier walkup.. perhaps 800 ish sq ft 2 bedroom. So I could have my computer room/den/entertainment area separate from the living room. Sensible layout. One long hallway with a door on each end and each room branching off. Master bedroom as far as possible away from the living room.

I don't know how comparable this is but a friend needed a unit for a short term(1 year) stay in mid town Toronto. Gleaming new black twin towers.. probably 55 and 40 floors or something like that. Quite impressive looking from the street.

I was appalled at the interior of the unit. With a double bed there was no room for a dresser in the bedroom? Perhaps it was classified as a studio someway somehow.

It's entirely possible our building codes need a serious review. Whats the point in even having a window? I'm sure Dog Fraud will put his best people on it.

Not saying it is right or wrong but majority of the world's population in major cities live in a 500 sq ft apartment. That is how they get their downtown core density (plus height). I live in London, UK and this is the average size for a 1 bed for most people who make decent money by London standards. NYC, Paris etc. are even smaller... That being said Ottawa is no London, NYC or Paris by any standard haha

Ottawa’s largest high-rise will be built at Dow’s Lake

Ottawa’s largest high-rise will be built overlooking Dow’s Lake.

The planning committee approved an amendment to the Official Plan to allow a 50-storey, mixed-use high-rise building with 503 residential units at 829 Carling Avenue at Preston Street.

The building will be located less than 100 metres west of the Dow’s Lake O-Train Station, and close to the future Ottawa Hospital Civic Campus.

It will be built across the street from the current highest building in Ottawa, the 45-storey Claridge Icon that was built in 2022.

“The proposed development is a 50-storey, mixed-use, high-rise building with 503 residential units and 196 vehicle parking spaces and 482 bicycle spaces,” staff said in a report.

“The building contains a mix of unit types, including studios, one-, two-, and three-bedroom units. On the ground floor, 300 square metres of commercial space will front onto Preston Street, reinforcing the Mainstreet Corridor character and providing active street frontage, while the main residential and office entrance will be accessed from Carling Avenue.”

According to the report, Claridge Homes originally proposed a 60-storey mixed-use tower in May 2021, before changing the proposal to the current 50-storey mixed-use building.

Staff say the 50-storey residential tower on an underutilized site will deliver a “high-density, transit-supportive built form that enhances the area’s role as a pedestrian-oriented, mixed-use environment.”

Great! Hoping they build this one soon. I'd prefer Ascent II first, but I'd be very happy with this one next.

They could lease 10-20 floors for a hotel if they are worried about market conditions. Travelers with family at the new Civic would really appreciate that.
