The Yellow portion is the densest. Also there are provisions for a Busway akin to the 225 Rapid in Otay Ranch.

Great map Maxwell. Had a question about the largest flat parcel by far in Carmel Valley just sitting there at Carmel Valley Rd and Lopelia Meadows Place. It's adjacent to to all that new density at the center with the Trader Joe's. Any idea why it's still sitting there.

I've also been curious for years about the huge property at Mira Mar Rd, Nobel and East Gate Mall. For some reason it's part of Miramar base even though it's on North side of the road and will obviously never be used for military purposes. Has anyone ever heard if the city has approached the Federal Gov to annex this land for dense housing? It looks to be 85 to 100 flat acres.

I have not heard any attempt to get it, could be a good idea but doubt it will happen

Quick Mission Valley rundown for "smaller" projects

There is an office to residential conversion planned for 9040 Friars Rd, 92 condos.



I found the document for the permit for the Fashion Valley Mall development, where JC Penny is. Looking at permits no demo permits have been filed yet. But are expected some time 2026. Thats 883 units.

The hotel at 8757 RIO SAN DIEGO DR is really shaping up, i would expect it to be complete soonish. Probably before spring. The builder has a livecam on their site.

Apres Little Italy is breaking ground by the end of the year, The whole site has been demolished and equipment is being taken off site.

I know right, thats a big project, its also seems to be incorporating more retail space too. The buildings per the permit are 2/3 stories of parking, residential above, My guess given the location is expanding the mall to the Trolley station, it just makes sense.

Amazing Little Italy news with these two towers and hopefully the Segal project and Kettner/Beech this area will almost be like a mini Brickell in Miami but with all the restaurants and amenities... I'm trying to think of a place to compare it to. It will be pretty impressive for a metro of our size. Then it's also funny how no one really works downtown lol. SD we are a unique place I tell ya

Lots of reasons to live downtown, not one of them for most people is working there lol.
I really do love Little Italy and the rest of downtown, so many great neighborhoods. Walked from the Gaslamp home last night and it was just really nice!
Not necessarily development related but Imperial Ave is really getting nicer around 25th. Lots of great existing shops and businesses and lots of cool new ones. Plus some smaller developments in the area. I feel like the area might be starting to get gentrified but right now its a great mix of stuff.

teh bid for 5 San Diego Unified sites is over and you can now see the bids. theyre being chosen by the board on the 10th.

lots of interesting stuff, to me they should build some of the denser options, particularly on the sites in University Heights, Commercial st, and Oldtown

After all these years digging equipment is on site at the Clairemont Dr trolley station lot which is quite large. I forget if this is also going to have a grocery store or something besides just housing. From the renderings I remember it looking like a high quality project.

Heres the explanation from our first explainer, cause this is the question everyone has been asking lol

"Some bus routes with higher frequencies and bus lanes contain transit stops which qualify as a Bus Rapid Transit (BRT) transit stop under SB 79. These transit stops are eligible for Tier 2.
