My 100+ year old apartment building in the Village has around 25 units and... maybe 10 parking stalls? The whole point of living in the Village is that everything, groceries, coffee shops, bars, and transit, is all right there, not to mention the plentiful Peg City Car Coop cars in the area. These parking spot requirements for new builds are ridiculous.

Exactly, let the market decide.

People tout that Winnipeg is a car city, as if it's a given, and that any sort of investment in public transit, active transit, etc is forcing something on the population. In reality, it's a bunch of small things like parking minimums that artificially put a thumb on the scale for cars.

If parking wasn't as easy, cheap, and freely available, there would be more demand for better public transit and there would be enough political will to get more than one BRT line completed in the 50 years since they first proposed it.

My Osborne Village building has 10 units and 6 parking spaces. When I moved in, I told management I didn't want the parking space that was supposed to come with the apartment. They were shocked. They said the other residents would be in a frenzy for it.

This city man. It's been 2 years of living in my current spot, biking and walking everywhere saving loads of $$ and keeping healthy.

Osborne at Roslyn intersection now has a leading pedestrian signal. Probably resulting from a pedestrian being killed there recently.

wild idea here but maybe the city could implement these at intersections *before* someone dies instead of just after

Another masterpiece by Affinity Architecture, replacing a couple historic buildings at 580 River Ave and 91 Wilmot Place. This one leaves me speechless. I think the designers need retraining in their field or some continuing education…

Yuck.

Wasn’t the Tudor building on the corner already torn down for another yuck proposal that straddled the back lane?

Regardless. At this rate the entire Village is going to be replaced by these four storey white, grey and black boxes.

Wow, losing gorgeous places of history & character for a 4 storey elongated porta potty clad in white Mr. Clean Styrofoam?
What kind of world are we living in?
Void of any taste in design or rational vision.
Yes, even these vomitous boxes with some colour would be a smidge better.
Osborne Village is look less Village like & more like a cookie cutter non descript "Place this development anywhere"

i think that building above is the back half of a larger complex isn't it? The hatched square is a skywalk over the lane connecting to it. I recall it had a commercial looking rounded corner.

I think this application is to enable the proposal (aptly described above) to increase in size to include the lot on Wilmot next to the Tudor building that was already demolished. The beast is growing...

Here is some key information from the variance application:

History
In December of 2023, Winnipeg City Council give 3rd reading to DASZ 57/2022, an application to rezone 90 Wellington Crescent, 586 and 588 River Avenue to “RMF-L” to accommodate a 40-unit multi-family building (now addressed as 600 River Avenue).

In June of 2023, the Appeal Committee denied the appeal against DAV 22-228750A/D, concurred in the decision of the City Centre Community Committee, and approved a Variance at 90 Wellington Crescent, 586 and 588 River Avenue (now addressed as 600 River Avenue) to permit the construction of said 40-unit multi-family building.

If approved, the 2025 DASZ and DAV applications for 580 River Ave & 91 Wilmot Pl will connect the proposed 33-unit multi-family building to the under construction 40-unit multi-family building located at 600 River Avenue, located immediately adjacent to the subject properties. The two buildings are proposed to connect via a walkway above the public lane.

Description of the Proposed Development
The applicant intends to construct a 33-unit multi-family building. The building is to be 4 storeys and 45 feet in height, with an exterior finish that includes tyndall stone veneer, brick veneer, and fibre cement panel (white & grey).

The existing 5-unit multi-family dwelling at 91 Wilmot would be demolished.

The development would contain 14 vehicle parking spaces located within the building (accessed through the rear lane), and 7 vehicle parking spaces located directly off of the rear lane.

The building at 580 River / 91 Wilmot is described as "...4 storeys and 45 feet in height, with an exterior finish that includes tyndall stone veneer, brick veneer, and fibre cement panel (white & grey)."

I'm guessing it will be mostly white and grey fibre cement panels.
