"There will now be 279 hotel rooms under the upscale Hilton Curio brand — including 56 long-term suites and 223 short-term suites — and 105 secured purpose-built rental homes, with 89 market rental units and 21 below-market rental units."

Seems reasonable. Are they likely 2-3 years out from Occupancy?

The revised rezoning has to go to Council, then the DP, and there's no demolition yet, so you would think at least three, unless pre-cast panels speed construction up. I'm not sure if they are still proposing that, but I think an earlier version was.

Hotel prices in Vancouver are sky high, yet developers would still rather build residential instead of hotel? Obviously there needs to be more incentive, like a bonus density for building hotel. Something in the order of a 50% bonus density for a hotel/residential development (equal floor space), and 100% bonus for 100% hotel.

Obviously that would mean building heights would have to be drastically increased over the current maximums, but there are plenty of areas along Broadway where there are no view cones.

The tourism industry is taking a huge hit because a lot of people are simply priced out of Vancouver, so something meaningful has to be done immediately. Vancouver needs to be open for business and industry, not tied up in regulations that stifle the City.

Marriott just recently purchased citizenM hotels and both companies seem very interested in Vancouver. Because citizenM rooms are very small and often prefabricated it seems like a good choice for the Vancouver market. I could see Marriott interested in another dual branded property and this being an ideal candidate for one of the brands.

that new Pender/Richards Street hotel screams Springhill/Fairfield combo to me. If you know you know.

with all these new Hotel projects across the Metro I will work on a list soon to keep them all together.

Bonus densities don't mean anything if you can't get financing. From the DH article:

There's a Radisson/Cambria coming soon as well from recent councillor meetings.

The latter two projects are still in the early stages, so Deecorp has yet to start looking for an operator, but discussions with a potential operator for the Granville-Davie hotel are progressing well. Dee said the operator will be announced following rezoning approval.

Marriott is not in the cards, however, as Dee believes Marriott is already well-served in Vancouver. He expects it will be more of a lifestyle brand.

“We think Vancouver, in general, is under-represented with lifestyle hotels,” he explained. “We think Granville-Davie, which is going to be the centre of our entertainment world, should be a little edgy in terms of design and lifestyle rather than something boring and dull.”

An exciting brand choice is aligned with Dee’s plans for the hotels to be long-term holds.

Sonder hotels closed down, reportedly with 15 minutes notice to guests! Apparently Marriott pulled the plug on their partnership, and Sonder immediately closed down. I think they had two Vancouver properties? The podium of the Sunset, above the Denman mall, and one near English Bay.

Yes two hotels in Vancouver.
That is crazy as I just got off the plane from Paris today after spending almost three weeks at Sonder hotels on the French Riviera. I stayed at hotels in Cannes and Nice (checking-out last Friday) and both hotels were excellent.
Sad to see this happen.

What is a lifestyle hotel? I want a hotel with a comfy bed, clean, and good water pressure in the shower.

I guess I want a pragmatic lifestyle hotel.

Just surprised he mentioned his second Granville project. He's been working on that one for almost 10 years.

Oh no way! Dang that sucks. When I have people visit they Used the Denman Sonders "hotel". Great rooms, the ones I was in.

He must be buds with Joo Kim Tiah.

But seriously a hotel at Granville and Davie is almost bad for tourism. I'd be embarrassed for the city if I know anyone staying in that location.

The I would recommend help getting the West-of-Denman hotel approved by Council. Local opposition is quite loud
