Hotel prices in Vancouver are sky high, yet developers would still rather build residential instead of hotel? Obviously there needs to be more incentive, like a bonus density for building hotel. Something in the order of a 50% bonus density for a hotel/residential development (equal floor space), and 100% bonus for 100% hotel.

Obviously that would mean building heights would have to be drastically increased over the current maximums, but there are plenty of areas along Broadway where there are no view cones.

The tourism industry is taking a huge hit because a lot of people are simply priced out of Vancouver, so something meaningful has to be done immediately. Vancouver needs to be open for business and industry, not tied up in regulations that stifle the City.
