I've wondered about this over the last month as well. I've gotten the impression nothing much is happening. I haven't heard anything about a construction loan landed here so perhaps they are still waiting to finalize?

CMK seems to be in this pattern where they sink the foundations in and then walk away... they did the same at 1730 S Wabash. Perhaps they're hoping the foundations will show "skin in the game" to potential investors or lenders.

Other developers will pull foundation permits to start work in advance of a full building permit issuance, but that doesn't seem likely here with the timeline.

Not to throw water on a fire, but if you look at Google Earth, imagery for this area has been updated for June and it looks pretty dead....... I think it's safe to say 1010 S. Wells is on hold unless someone has other intel.

I was on Google Earth late yesterday, and the 400 N LSD site still shows the original Spire hole in the ground, so I don’t think it’s updated that recently. Perhaps it’s inconsistent in parts of the city, but even the Obama center shows it as it was much earlier this year.

My version has June, 2025....... Anyways - Here's the overview of the site - Basically zero activity occurring.

Some slight movement on the site. They've brought in gravel and cabling.

I imagine CDOT's reasoning is that Taylor would help shuttle more cars to 90/94, whereas neighborhood connectivity is more of an afterthought. The fact that Roosevelt is an absolute sh*tshow during rush hour means they probably have a point in that regard.

In an ideal world with infinite resources, we would get both bridges built.
Polk Street had a bridge until Grand Central Station went belly-up. IMHO it really makes a lot more sense to put Polk back rather than build Taylor.

I've seen in the city's capital plan that they'd like to connect 9th St under the Rock Island tracks. That would help alleviate the rush hour traffic on Polk St between Wells and Clark.

So - Is this the developer shifting focus from 1010 to 910? I remember hearing a construction permit was issued last year but ultimately, we haven't seen much of any movement for a year on that parcel.

I feel malaise just looking at these elevations.

I thought 1010 was already under construction?

The CMK approach: get permits, install foundation pilings, then stop construction until you get more financing

YIMBY posted renderings of 910: https://chicagoyimby.com/2025/11/renderi...south-wells-street-within-riverline.html

Gensler

Basically a mini Reed. It looks like you have to walk directly in front of the garage ingress/egress to get to the riverwalk? Not a great layout for pedestrians...

Yes, but that's just one of several riverwalk access points. 1010 S Wells will have one, Taylor St bridge may have one, etc.

So if I understand this correctly, these new renderings is an additional/second tower next to the already under construction stalled 1010 building to the south?

Yes, they are two different buildings, right across the street from each other (the 10th Street/Taylor ROW) on the west side of Wells St.

1010 S. Wells

Finally seeing some movement on this site. I believe a tower crane permit was issues sometime ago. Let's see if that's the next step.

Glad to see 1010 finally get back underway. CMK doesn't talk to the press much but I assume they landed financing to finally go vertical after driving the pile foundations last spring.

I assume 910 will take awhile longer to get financing and a building permit...
