I expect this will change a bit, which is why the building has a pretty generous setback on the north side and the landscaping is likely temporary.
A 40' right of way is not enough for the bridge approach with sidewalks, bike lanes, multiple car turn lanes, etc. There's a note in the PD filing landscape plan showing a proposed dedication of 50' which will take out the whole north setback area, but will give CDOT 90' to work with for the bridge approach.
Roosevelt doesn't connect to Wells, so if the 78 gets developed (especially with a stadium) this will be one of only two routes from the development to the expressway. Could be quite a busy intersection on game days. This will also be an operable bridge, so it will likely include at least one or two new bridge houses.
