The east facade of 75 King needs some serious masonry work. It's of no particular significance, maybe it'll come down too someday. You could probably do a 6-floor, 20-30-unit building on this side pretty easily.

56 feet of street frontage on two sides, 5,500 sf footprint...

The National Bank building to the west (and its awful cladding) is only 2 floors high, so windows could easily go above it.
