Finally some movement on the sound mitigation parcels west of Sky Harbor and the southwest corner of downtown.

Hope to see this massive dead zone developed!

The Phoenix City Council approved selling the site to Valutek for nearly $1.7M during its Sept. 17 meeting.

Valutek is also interested in a second phase, which would require the company to acquire privately-owned land near the site. Currently, the company operates out of a downtown facility at 9th and Jackson streets and is looking to expand.

As of now, the project is in the midst of the rezoning and site plan application process. Company representatives believe this phase will last an additional six-to-12 months. Construction is expected to occur roughly a year after, with completion targeted for 2027. (Source)

Yesterday Atari Hotels filed 'Offering Statement Part II & III' with the SEC.


Scrolling through... first thing that jumped out at me is-

Cardinals Reveal Updated Plans For New Team Headquarters And Practice Facility

Pretty big news! Dropping in this thread versus the Sports Arena once since this will be a mixed-use project!

Is this the same site Alex Muruelo (former Coyotes owner) was trying to get?

Yep, same land as the Coyotes.

Smart to follow the Suns playbook. The Tempe facility is a classic, but these guys want to live closer to the action in Scottsdale.

For sure - and Silverleaf is super nearby. Wonder how many players will live up in that area now vs Ahwatuckee.

I'm sure the City of Tempe is chomping at the bit to re-develop that land. That's about 15 acres that will become available.

Does anyone know if Mortenson sold this land to the Cardinals? Or will they still be the lead developer of the "Paradise Ridge" master plan?

Would make sense if they are partnering with the Cardinals, as they have a lot of sports arenas in their portfolio.

This looks pretty and sounds pretty amazing and will put them up there in size and amenities with the best in the league. Hopefully they do a smaller size stadium as well to catch in-person practices for fans. That would also allow joint pre-season practices to finally be held at home instead of always having to travel to cooler climates.

I don't believe for one minute they have sold 750 townhomes at Metrocenter. Who in their right mind would spec buy a property that won't be ready for years? At metrocenter.

Oh wow, really? The datacenter they have at I-17 and 101 is so cool - it's actually a few levels underground with an empty office building on top of it to disguise it. . Evidently that thing can take a direct hit from a 747 and keep on running... (or so they used to say)

This new DC is clearly not underground - but likely signals they are finally retiring the OG one. Rumor has it there's a mainframe down there that runs ever single AMEX transaction - if that shuts down then they are out of business. Hopefully they've moved off that since - but seems unlikely knowing how those projects always start but never finish...

I know someone who was a pretty high up engineer at Amex for close to a decade. Something to this effect was true but it wasn't here, wasn't critical enough it would shut down Amex, and was resolved before he started there. Part of his role was to make sure every last inch of their infrastructure was redundant and I really doubt there's anything left that could be that damaging. There's still some really old software running but it's not as susceptible to hardware failure these days.

Phoenix to issue RFPs for redevelopment of city-owned properties, including police HQ

Police headquarters intersection – The city owns three parcels at the northeast, northwest, and southwest corners of 7th Avenue and Washington Street. Two parcels are home to the Phoenix police headquarters building, which is slated to be demolished and will soon be vacated once the police department moves into a new building at 100 West Washington St. The other parcel has been vacant since the city purchased it.

The city has ambitious goals for the site which can serve as a “gateway to downtown,” councilmembers said during the meeting. The American Institute of Architects is holding an “ideas competition” to solicit architects from around the world and their ideas for the site, with a mixed-used project envisioned. Phoenix plans to issue an RFP sometime in the next year.

Park and Ride and other transit-oriented properties – The city currently operates a Park and Ride center on a roughly 10-acre site at the southwest corner of 19th and Dunlap Avenues. It’s aiming to have the site — which was just rezoned — redeveloped into affordable housing and plans to issue an RFP.

Phoenix also operates a Park and Ride at 19th and Montebello Avenues that is slated for redevelopment. The site was originally the end of the line for the first phase of the light rail. Now with the completion of the northwest extension to Dunlap Avenue, the number of parking spots can be significantly reduced, paving the way for a new mixed-use development. The city is currently working with the transit department to determine how many parking spaces are still necessary, while also pursuing rezoning efforts to prep it for new development.

Another transit-related redevelopment project is for the Ed Pastor Transit Center, located on about 3.5 acres at the northwest corner of Central Avenue and Broadway Road. The city is seeking creative ideas for the temporary activation of the site through a request for interest it has already issued and will use responses to inform if conditions support issuing an RFP in the near future.

Vacant city-owned land – The city currently owns a vacant 3.75-acre site at the southeast corner of Central Avenue and Broadway Road, which it is aiming to turn into affordable housing units. It’s working on rezoning efforts to prep it for future development and plans to issue an RFP sometime next year.

It also owns two sites at 12th and Washington Streets, and 13th and Jefferson Streets, which are about 0.37 acres each. The sites will be offered through two separate RFPs, with exact redevelopment plans not yet known.

Regency Garage mixed-use project – One active RFP issued is for the redevelopment of a downtown parking garage into a mixed-use project including a hotel component with about 400 rooms. The Regency parking garage is located on just shy of an acre between 2nd and Adams Streets and is adjacent to the convention center. The RFP project aims to add more hotel room inventory around the convention center, which is owned by the city.

Regarding the Regency Garage RFP - it looks like the proposal deadline is Oct. 28.

I noticed the pre-proposal meeting that occurred on 8/20 showed attendees, but I did not see Hines (the best proposal from the last RFP) participating, but several other companies did participate.

After 10/28, I plan on submitting a public records request to get a copy of each of the submitted proposals. In the past, they have only fulfilled my request until after the recommended proposal was selected.
