Yes, I remember the "Save Roosevelt Row" movement circa 2015. It was a bizarre movement that valued a few isolated old buildings in disrepair over high-density development near transit, something any urban advocate should value. I lost respect for a few people I previously considered allies when they started calling six-story buildings "high rises" and misrepresenting apartments as "condos."

there aren't "bureaucratic hurdles", this is Phoenix, not California. The team is probably big because they throw everything in CED like the film office and the arena that would be its own departments somewhere else.

They're aren't bureaucratic hurdles to building in Phoenix? You should chat with some builders and developers over beers. They have to be tight lipped publicly because they need their next project to go. Sure, it's not CA, but that's not a fair comparison. Everything can improve, including city processes, and they shouldn't be given a pass.

You are correct on all counts

Some municipalities are worse than others (The Peoples Republic of Santa Monica) but, they are all bureaucrats working for a bureaucracy. Developers DO need to be very careful with their relationship building. When you have white males - developers from Newport Beach - coming into a community in the L.A. basin that does not reflect the same demographics and a lot of those locals are not trusting the developers or what they are proposing - you are already starting in a hole.

Phoenix/ downtown Phoenix will never be like a Boston...or Philly....or New York, etc. Even L.A. - which is relatively new compared to those (American) historic cities - is older than Phoenix. Ever heard the saying, "L.A. is one big suburb in search of a city." Phoenix is more so. By zoning for high rises all the way up Central to Camelback - that takes away from the downtown core.
If you live in the Arcadia district and you could work in a high rise at 24th St. and Camelback - with all its retail and dining right out your door...why would you want to go to Central and Van Buren.

In spite of everything working against it, downtown Phoenix is still growing...and there are a lot of positives there. They just still have their work cut out for them.

The skyline looks excellent from that angle! It's great to see the huge effect the past decade of construction in Roosevelt Row has done to Phoenix.

Yeah from the right angles downtown is really starting to fill out. Still a little short but we are getting a solid wall of buildings from north to south

Atari Hotels just posted 72 documents with the SEC

I don’t think this has been discussed but the City sent out a RFI that’s not closed for what is being called the “Ambassador West Development” that will be a RFP down the line. I will post the link below. These are some huge parcels of land, probably the biggest in a very long time.

Anyone know what happened to the Legion's site RFP? Weren't they trying to build housing at 7th Ave and Grand Ave?

91 rooms on one of the most important blocks in Downtown is ridiculous. That's the same size as the 3 story Best Western on 5th St and Fillmore. I doubt over the top design and a niche/kitschy concept on vintage video games (which itself is a scene that has long ago peaked) is going to make up for such an underwhelming overall presence.

The fact that they have to go through such untradtional financing for such a small project is a sign the market is already staying away from this concept.

Yeah. Even aside from the unrelated nonsense, the "who wants to live in a townhome at Metrocenter" is silly because according to PBJ, the developers have already pre-sold 750 of the 1100 townhome units. The fact is that we should be building more townhomes near light rail but maybe not literally at a regional commercial hub on the light rail line. The total unit count is going to be under half the original proposal, and that is being blamed on the new state law banning taxes on rent forcing the developer to switch to for sale units. I dont really agree with that state law either but rent taxes are uncommon in Phoenix proper and it was dumb for the developer and the city to forge an agreement based on rent taxes. The projected land use here is pretty disappointing compared to what it could have been.

Before you start banning...

...My suggestion and recommendation: Instead, I would just remind the contributors of this forum to avoid religion and politics. If it continues - that's different. There have been many posts over time on this forum that were political (subtle and not so subtle) that I don't agree with. There were never any reprimands and bans, etc. Guess what - I can handle it. I didn't think it was fair...but, I'm a grown man - and life isn't fair. We used to say when I lived in California, "The only FAIR is in Pomona!" The L.A. County Fair is in Pomona. The drug problem/ homeless/ crime...fear of safety...etc., is a real concern - and needs to be addressed. We all want the tall skyscrapers to be built in downtown Phoenix...that's what we all have in common. However, no developer is going to invest $700 million -- when the area - is at best - semi shitsville.

The bizarre post that went from a complaint about landscaping to advocacy of Christian nationalism with a brief digression for stereotypes about blight was in response to news about the former MetroCenter site, not Downtown. MetroCenter and the entire I-17 corridor are currently far closer to being "semi shitsville" than Downtown. I hope this project will improve the area.

Great Photo!

Because you did this...I now have ADOT web cams on my computer from downtown Phoenix out to the 101 on the reservation adjacent to Scottsdale...also, the two cameras here in Prescott. Great watching today - all the rain down in Phoenix...and we got hammered up here, as well.

Take a look at the I-10 at 51st Ave. - the one you have above - just now at the 1800 hour - it is zoomed in a little closer - and has the sun shining on downtown. Looks great! Hope it stays for a while. The cameras all around Phoenix...they change angle...directions...every now and again.

I don't know how to snap the photo onto this website like you did. Take a look before it goes ...maybe, someone can put it on this sire.

It now shows a sorry close-up photo of the 202 on-ramp. Probably because the sun is setting and it is getting dark.
