Aurora Capital Associates snagged a signed contract for a penthouse at 140 Jane Street asking $87.5 million, The Real Deal has learned.

The pending deal comes just four months after the developer announced it was preparing to list the property, one of 15 units at the West Village project.

Plans for the 9,500-square-foot penthouse at 140 Jane Street include floor-to-ceiling windows, a wraparound terrace and three balconies. The building, which quietly launched sales last summer, is slated for completion in early 2027. All but one of its units have already entered contract.

They're all just iterations of the same building, they're not all oriented in the same manner. Unless you're referring to something else?

I think it's hilarious they're using those classic Hugh Ferris illustrations as inspiration when in his day and age site massing that all but eliminated the streetwall as if designed in a vacuum like this project would have been unthinkable.

And for the record I'm not trying to be a contrarian ass just to be a contrarian ass, I genuinely think we have a serious problem in this town with how the zoning envelope forces these abominations of building massing. I think celebrating this design is a mistake. And yes this is just my opinion.

This will be a potentially incredible addition to one of the most iconic urban neighborhoods. Cannot imagine the prices.

Just thrown off by the surrounding massing. You usually get these models in surrounding context. Here it's just what appears to be random building massing...







Meanwhile, here's a look at the streetwall that was lost....























Sometimes a loss is not a loss at all, and we just have to appreciate good things when we get them instead of looking for reasons to complain.

The modeled context massing is the accurate surrounding context. There'd be no reason to use random massing since the context is used to study the building.

This is taken in the same view as the video snippet, the red is the outline of the extracted portion of the context model, cyan is where the tower sits.

Kudos to these AMAZING architects!



The porte a cochere seems to be on 13th St. I wonder if the 14th St side will have retail or just an entrance to the tower. I’m also curious what that cutout on the 14th Street side is. I guess it provides open air. Perhaps it’s a private plaza for the residents.

I'm yimby all the way, but for this I applaud their challenge.

The lack of proper contextual streetwall for the project is damaging to the urban fabric and should be addressed. I'm a bit shocked at all the people who thought this design was stellar and completely ignored the fact it puts a one story base right on 14 St.

The Village preservation orgs are a few rich people who try and torpedo housing construction so they can preserve their views. They usually don't expect to win, but want to drive up the cost of construction and send a message their neighborhood is off-limits to outsiders.

They have nothing better to do. All of the real problems in the city, and this is what they focus on.
