Replacing an earlier low rise strata proposal.

Of note, the Grandview/Woodland plans prescribes 3.0 FSR and 6 stories for the intersection of Pender and Commercial. That area is a dead zone, so something more substantial is needed there.

Commercial space on the ground floor;
A floor space ratio (FSR) of 13.3; and
A building height of 106 m (349 ft.) with additional height for rooftop amenity space.

Seems the Transit-Oriented Areas Rezoning Policy has given the CoV a lot more flexibility on height and density in those planning areas (assuming they approve this).

I think it's shortsighted to allow this tower without provision for a west platform.
That could be space in the podium for a platform extension at the same elevation and circulation to grade, all above the tower's parking ramp. The complication is that the tower parcel is shorter than full platform length.

If this tower goes ahead, I could see the Spanish solution being dropped, and the east platform dedicated to inbound trains, and the centre platform dedicated to outbound trains. That's like what TTC did at Union Station in Toronto.

I like the massing of the new proposal much better,
although the design of the podium looks like someone trying to be trendy.
The towers are too disconnected from the ground - it's like they are floating.

Edit - podium looks better from grade, but the curvey bit is an oddity (could be a request from the grocery tenant?)

That area sorely needs a grocery store, what with the burgeoning community growing around there and the walkability of the area. Nobody should have to drive to Costco or up to Save On Foods way up Main Street just for a pint of milk or whatever.

Hopefully this neighbourhood starts to have some cohesion, now that its warehouse/car showroom/forgotten wasteland days are fading and developers are actually building housing around there. A Skytrain station should automatically catalyse development because it's a dream scenario - I'm just amazed that all of these high-transit areas around stations in Vancouver have only suddenly awoken to the potential of being 100 yards from a highly-desirable modal point.

It's a nice improvement on the previous proposal. It has a brick and steel industrial look that is a good fit for the neighbourhood. It should be striking given its location next to Pacific Central. The grocery store is a good benefit. And 470 units here is needed - St. Paul's is leaving the densest neighbourhood of rental housing in the City to an area that is long underdeveloped. We need thousands more units in this neighbourhood both to improve its vitality and safety, and to ensure nurses, doctors, admin and specialists can live close to the hospital.

The lot at Renfrew and Broadway on the NE corner is now fully cleared. The rental kitty corner from it seems to have some people living in it now, doesn't look filled out yet.

Urban Fare OV is now rebranded to Save-on-Foods. It's still a 10-15 minutes walk from the new St Paul's, though.
