Even with the buildout of those towers and some infill next to the hospital it seems like a stretch to convince a supermarket to open there. I guess we'll see what COV does with all their land on the other side of Main St in the Innovation/arts district. Though I guess opening smaller footprint discount stores is going to be a trend for a few years.

It seems to be a similar size, and arrangement (second floor) as the new City Market at Granville and Broadway. That seems as likely as a potential brand, (assuming it's not part of Sobey's expansion plans). Similar location in terms of transit access, too.

Net new population to the immediate area:

1527 Main St (rezoning approved in July 2025) - 371 units
1405 Main St (pending review) - 780 units
1220 Station St (pending review) - 470 units
496 Prior St (excavation soon?) - 262 units
5 West 2nd Avenue (excavation soon?) - 150 units

TOTAL - 2,033 units ( completed by date unknown)

Then you have the hospital workers

Agreed. The area is heavy on parklands and industrial space.

No Frills are franchises - so I wonder what the catchment/exclusivity area for each store might be?
Closest No Frills are Hastings & Clark and Broadway & Yukon.

Vancouver still doesn't have Sobey's discount chain, FreshCo.

Hear the Safeway at West 4th and Vine is closing in December. Not sure about the other tenancies on site.

This makes sense. The BP has been submitted (ages ago). The closing of this Safeway will correspond almost exactly with the opening of Fresh Street at 4th and Macdonald.

Friends of Point Grey on the other Safeway redevelopment site

Yes, Safeway access will be off of Vine Street, whereas the 4th frontage will be smaller-scale CRUs.

Details of the City's 2400 Motel site rezoning have been published.

The City of Vancouver has received a proposal to rezone 2396-2400 Kingsway & 2441-2493 E 33rd Avenue from C-2 (Commercial) District, RT-2 (Residential) District and R1-1 (Residential Inclusive) District, to CD-1 (Comprehensive Development) District to allow the development of a mixed-use development with four residential towers (18-, 25-, 26- and 28-storeys). This proposal includes:

A total floor space ratio (FSR) of 5.04;
A floor area of 61,302 sq. m (659,849 sq. ft.), which includes:
Commercial uses on the ground level:
15,000 sq. ft. of indoor community gathering space;
A 37-space childcare facility; and
863 rental residential units:
20,000 sq. ft. public plaza.

South False Creek co-op renewal
