Yes by recent historical trends, its definitely decent. The national trend towards decreased immigration levels is going to hurt though, unfortunately. Word is out its easier to get PR (permanent residency) relative to other areas of Ontario, which is helping drive immigration. The employment piece and services for newcomers require improvement. Longer term issues related to taxation, infrastructure renewal and competitiveness with respect to growth require attention as well.

There's no reason why the city shouldn't set a target for 150,000+ residents early 2030's, that's only a few percent growth per year. The new city manager's most significant focus is growth, and he has re-arranged administration to reflect this.

Very true! I also despise the use of the word 'dump' with regards to this project, its not accurate by any means. Its interesting so many folks as viewing the project within the confines of existing infrastructure in place now, and can't see the opportunity of 'what could be'. Why not use this as the justification to demand a better Trans-Canada Highway? Or a reason to demand some additional redundancy in our logistical systems? We could definitely use both regionally, and nationally... its tough moving product to market in Canada at times.

We have had a significant amount of immigration in Timmins. It's definitely easier to get PR for those willing to live in Northern Ontario but I wouldn't say that it's easy.

I agree that improvements and making highways 17 and 11 four lanes and divided should be much more of a priority for economic security for Canada. We should also consider a new route through Northeastern Ontario that is more direct.

THUNDER BAY

The Ontario government will be working with the Thunder Bay Regional Health Sciences Centre to 'build' a new mental health and addictions centre at the hospital. All design work still needs to be completed. Not clear if this is new construction, or renovation of existing space?

The former Design Building Centre building (Central @ Alloy) is going to be renovated into a medical clinic. Includes a small addition to the building.

St. Joseph's Care Group is going to be renovating the Balmoral Centre.

Marathon is getting really close to going ahead with their Active Living Centre project. Its going to be a big building (by Marathon standards) with a variety of indoor amenities (pool, basketball, bowling, etc.)

Two nine-storey buildings proposed just northeast of downtown in Sault Ste. Marie. They want to begin construction early next summer. It will have two levels of underground parking and consist of 232 housing units.

A rather large building (by local standards) is looking likely for Innovation Dr. in the Innova Park area this coming year. Details to come on this one...

A bulk fuel distributor with headquarters in western Canada is in the process of setting up on Maureen Street, at the waterfront. It will serve the local propane market. Not sure of size & scope at this point.

A precast concrete manufacturer/supplier is expanding into Thunder Bay, setting up a new office & yard on Shipyard Drive. This is a supplier with yards around Ontario.

Costco rumours are circulating, yet again, in Thunder Bay, for 2025. Won't say anything more, other than it should only be believed once a building is going in with "Future Home of Costco" out front.

Thunder Bay's metro population increased to over 133000 persons year-over-year, according to StatsCan (+2000). This was largely driven by immigration from international destinations.

Green Technology Metals, one of a few lithium players looking at Thunder Bay for a refinery, has shifted locations from the former Cascades mill property, to Mid-Continent Terminal. Mid-Continent is currently laying a bunch of new rail for train access:

The province has now fully funded ($93 million) the new cardiac centre at the TBRHSC - construction should start soon.

Fit4Less Thunder Bay will be moving into the former Lowes location in the Intercity Mall in 2026.

The City of Thunder Bay received a bunch more cash to move development of the Central Ave. area from un-developed land into residential. If developed as imagined, just over 1200 units could result:

Thunder Bay: Seems to be a lot of apartment construction starting, or about to start, or in planning. Planning approval is being requested for two 8-storey buildings on John St. Road, a building permit for a 5-storey building on Algoma St. is currently in the works, and lastly, I’ve heard rumour of a 9-storey apartment building in the works close to the casino, by the Anglican Church on Pearl St. These would be great additions to the skyline.

A few new projects starting around Thunder Bay:

- Multi-unit building on Gordon Street by Westgate High School
- Ground work occurring across from Northwood Mall, on Edward St. at roundabout. There was a hotel slated for this lot years ago, wouldn't be surprised if its apartments instead now... time will tell
- New shop building/offices to be constructed at the end of Field Street in intercity area

McKevitt Trucking (ceased operation in 2024) property was bought by a local corporation. Not sure what they intend to do with the property yet, its several acres in the intercity area, so definitely a good chance it was bought on speculation.

Interesting proposal for Barrie waterfront.

Plans filed with the City of Barrie by Piveon Developments on Aug. 27 seek to rezone a site near the city's waterfront that would radically alter the local landscape with five towers rising as tall as 56 storeys.

Timmins:

-the new Golden Manor long-term care home is under construction which will replace the building beside it.

-Dairy Queen is under construction beside Walmart and in front of the Microtel (Timmins once had a DQ in the 1970s and is one of the largest places to not have one)

-the ONR train station is under construction in Porcupine

-signs are up for a new business/shopping complex in South Porcupine which is supposed to include a McDonald's restaurant. There is also a proposal for a hotel to be located behind.

Renders for the new event centre in Sudbury have been revealed.



Looks like construction is expected to start in the winter and spring and summer the building will be going up.

Construction is underway on a new building in Innova Park. I believe its OPG's Northwest Work Centre, which is a large office/warehouse development with 4 buildings. Total square footage about 35000SF, main office building is 2 stories, 3 other storage/warehouse type buildings. It will definitely make a difference in Innova. Another building is also being proposed in Innova at the moment, for a clinic... not sure if that one will proceed or not.

New large carwash under construction at Dawson Road and East Ave. The former smaller & older carwash in front was demolished.

Buildings for Lakehead University's new Veterinary program are under construction at the LU campus now.

Construction of the new indoor turf facility has begun, on Beverly Street.
