It sounds like this will be that. The problem will be whether the market and the price will meet. Condos are not that popular in Sudbury, so they will need to be priced right and finished right to fill it.

Junot Ave Transitional Housing Project - 58 Units


Huron Ave Housing Project Phase 1 - 24 Units

River Terrace "Luxury Apartments" - 120 Units

Two of the more high-profile projects appear to be delayed:

Suomi Koti (60 Units) and Giwaa on Court (46 Units)

There are some other projects around town like the development of Dawson Court on Algoma along with their Tiny Homes proposal, the infill projects on Junot across from the EMS HQ, and the recent opening of new parcels in Parkdale along with the subdivision between Highway 61 and Mountain Road for development. I didn't include the Hoito project because, well, that's a mess and who knows what will end up happening there.

Still - 2200 new housing starts by 2031? Things are going to have to move a lot faster and some long talked about projects are going to have to be dusted off and put into overdrive. That is ALOT of housing - I was speculating with a friend as to where it might end up happening.

Maybe the Condos at the Golf Course? The proposed subdivision off 20th Side Road south of Nova Drive? Further expansion of Hutton Park? The condo high rise on Adelaide? Condo project on Cumberland? There is also the two 5-story condos in Woodcrest which are 24 units each. I believe the second building will be finished shortly.

New 108 Unit Apartment building being built in Sault Ste. Marie at 110 Pim Street. First render I've seen of this building.




Sits on the former site of Tara Hall apartments.

It's a shame there aren't more updates out of Thunder Bay and NWO as a whole. I would love to keep abreast of what is happening with our next door neighbour.

Wanna tell us what’s happening in Kenora and Dryden?
I was just thinking that it was nice to see a Manitoban commenting in here.

It’ll probably never happen in my lifetime, but it’ll be interesting if Kenora grows all the way to Highway 17A (the bypass).

Was at the NOMA conference last week. Lise Vaugeois mentioned these two projects specifically when she was talking about how some promising projects are not getting funded by the government as they could be and have stalled because of it.

Some of the other things mentioned at the conference (in passing in most cases) that I found interesting:

- Three Seeds Corp. and their vertical gardens in the basement of the Eaton's Building. This is such an interesting concept and I hope they are very successful.
- A verbal commitment from ministers to upgrade and improve Fort Francis and Dryden airports to ensure they continue to be ready and up to date for any new passenger airline looking to set up shop there.
- NOMA's decision to back the 2+1 passing lane highway model in place of twinning in any location that has not already undergone preliminary planning by 2025.
- NWMO is ready to make it decision (basically) and when they do everyone on the opposite side is going to lose their mind.

There were, of course, other things that came of the conference but these specifically have stuck with me.

Found this article about Project manitou in Sudbury.

The article has a youtube video giving a tour of the site.

Pretty large site, probably the biggest project in Sudbury since the hospital was constructed.

Feds and Ontario to fund new hospital to the tune of $1.3B in Moosonee.


The federal government is providing $1.2 billion to help build a new hospital complex on the James Bay Coast, easing residents’ fears that construction wouldn’t start this year.
Indigenous Services Minister Patty Hajdu announced in Ottawa on Monday that its partnership with Ontario to fund a hospital redevelopment project in Moosonee will move ahead. The province is providing an additional $44 million, bringing its share to almost $1.3 billion(opens in a new tab).

Potential for New Development on Simpson Street

There are a lot of things going on in the City of Thunder Bay right now: lots of residential construction along the Junot/Golf Links corridor, Hotel by the hospital, continued construction at the Waterfront, new retail potential development near Golf Links and Central, a new hanger at the airport...

What do you think about this Charry Corner? What would you like to see happen here?

Personally I would like to see some single floor retail and proper green space at the corner, between the subway and the tracks. On the opposite side some street level residential space akin to what was built along Algoma at the former Holsum bakery site.

There is some opportunity here but I know the potential is limited based on the surrounding neighbourhood industry, along with public mindset and available parking.

It’s been some time since I posted and am curious about new developments in Thunder Bay. We no longer live there but am still interested in seeing new construction in the area. Would someone be interested in posting what’s happening, construction wise, in and around the city? Thank you.

I have no photos, but here's a rough list of current notables:

- New Thunder Bay Art Gallery at Prince Arthur's Landing (aka Marina Park), structural framing & concrete work ongoing.
- New Thunder Bay Correctional facility on Highway 61, ongoing major project
-~100 Apartment development at Golf Links & Riviera Drive, one building complete with tenants moving in, one nearly framed up, retail strip mall portion still being worked on
- Hyatt Place hotel on Oliver near the Expressway is almost framed up
- 78 Unit Apartment on Fulton Drive (behind Chartwell) is being framed
- Numerous smaller multi-units on Junot (between Red River & John St.) at various stages of construction
- New aircraft hangar at the airport is going up slowly, I believe for North Star Air
- Foundation for new commercial building on Carrick is being poured, other lots nearby have been cleared in preparation for future development
- Long stalled Thunder Bay Country Club multi-unit shell is going up next year apparently... will believe it when it actually begins. It will be an apartment building with a large number of units (by T-Bay standards)
- Construction of a few retail units is ongoing at Harbour Crossing, on Fort William Road by Intercity Mall
- Next phase of Parkdale Development (Bruin St.) is steadily filling in with single detached houses, I wouldn't say its booming though.
- On-going re-purposing of the former Grandview Lodge seniors home into the Matawa Training & Wellness Centre, a multi-year, multi-phase project that has somewhat flown under the radar here in terms of scope & size.
- OAHS Transitional Housing project on Junot, and OAHS housing project on Huron
- A couple construction unions have upcoming training centre additions (I believe sheet metal workers, and boilermakers?), provincially funded to increase skills readiness in the region
- Halfway Motors Nissan addition on Memorial Ave.
- Infrastructure and streetscape rebuild of Red River Road in downtown Port Arthur is wrapping up... TBD yet whether this will help generate additional spin-off activity in this way underutilized and mismanaged business & entertainment district.

Upcoming:
- Thunder Bay Cardiovascular surgery expansion at the Thunder Bay Regional Hospital, bidding closed recently, should begin construction in the new year. This is a large expansion of the hospital, off the existing entrance
- Significant re-build of power generation infrastructure at Kakabeka Falls OPG hydroelectric power station, beginning imminently
- Ontario Ministry of Transportation is re-studying the Highway 11/17 corrider to Kakabeka Falls area for future four-laning. There will likely be absolutely no movement on any actual construction until the Thunder Bay to Nipigon stretch is completed (only 2-3 sections left here though, so perhaps sooner than later!).
- Gymnasium addition to Ecole La Verendrye Secondary School
- Covered turf facility approved by the City of Thunder Bay sounds like its actually going to go soon, however, this one has had a fair number of twists and turns.

Thunder Bay exceeded its annual housing start targets again in 2024, which will make more funding available to the city to promote residential construction. Despite issues with these funding streams, they are definitely proving to be successful thus far (I don't know whether its directly, or indirectly by creating a buzz around construction). The unknown is once all these units come on line is whether there is significant enough demand for housing locally (given limited population growth) to continue the building, or if this will result only in saturation of the rental market and long-term reduction in construction. Time will tell, as its a multi-faceted question!

The Nuclear Waste Management Organization has selected Wabigoon Lake FN - Ignace as their final choice for Canada's deep geological repository. This is a mega-project, with cost estimates around $26 Billion. Now begins a 10 year permitting phase, followed by a 10 year construction phase, and decades to fill.

Thanks a lot! Looks like a pretty decent amount of activity. I see that Thunder Bay’s population is well above 130,000 so would be nice to see this increased construction continue as well.

It cannot be understated how much of a massive win this is going to be for Ignace/Wabigoon FN and Northern Ontario as a whole. The media has been wrongly portraying this as a dump, it is so much more advanced and technical than that. This is going to be a long-term provider of very good-paying jobs and will almost certainly put Ignace on the map. It will be very important to have a facility like this as we expand our nuclear power generation capacity across the country.

One really important implication that this could have pertains to foreign nuclear waste. Back in 2019/2020, it was revealed that Jean Chretien was involved in an effort to create a similar facility in Labrador to accept foreign nuclear waste, on the justification that since Canada is a leading supplier of uranium, Canada also has a responsibility to help safely dispose of it. If the NWMO DGR makes it all the way through and becomes operational, accepting foreign nuclear waste in addition to domestic waste has potential to become a major income generator.
