Meanwhile, over on urbanize.la, The Bloc Tower just got approved by the city council. It would top out at 710ft. Construction will start in 2027. It’ll also have digital signage. That along with the revamp Macy’s that will have a social club, I believe will transform The Bloc. No matter how you feel about the look yay or nay…this would be a great addition for DTLA.

so many buildings get approved and never built that i don't hold any hope until there are shovels in the ground. i would honestly love to see a chart that measures the percentage of high rises approved in los angeles that actually get built. the number has to be in the single digits, right?

I think it's a combination of the current problems facing downtown, the overall economic downturn in Los Angeles, and the the bureaucratic hassles City Council has enacted against new development in this city.

Just to be clear, these are rental buildings owned by real estate companies. The company sells the entire building and we are quoting the total price divided by number of rental units. Few condos have been built in the last 10 years - nearly everything that gets built these days is for-rent.

the underside of 6th St bridge proj looks like it's no closer to being finalized than it was months ago.

The same vlogger posted a vid a few wks ago showing his driving at night on the bridge itself. All the lights were out....thieves have stolen the bridge's copper wiring....he sounded exasperated.

It's an absolute disgrace how the 6th Street bridge has been ruined by idiots. From the street racing takeovers to the rampant tagging all over the bridge, to the theft of all the copper lighting wire which has left the bridge dark at night, it's simply ridiculous to see how this massive infrastructure investment has been treated. Apparently we can't have nice things in this city anymore.

After my debi downer posts, here's some really good news - Erewhon has confirmed they plan to open a location at 940 S Hill. Getting any new grocer is great news, but Erewhon is in a category of its own. This could be a major catalyst for South Park's growth, and gives me real hope.

"Erewhon Chief Development Officer Yuval Chiprut said the group has been eyeing downtown for the last five years. The area has a “surprisingly strong” grocery market, he said on a panel at a Bisnow event on downtown’s commercial real estate market.
In looking for Erewhon’s next location, Chiprut focused his search within the Arts District. But the area was lacking the office density he believed would make Erewhon successful downtown, so he pivoted, looking instead at South Park.

Chiprut said the company feels "pretty good" about where they landed on Olympic and Hill. The property sold for $13.5 million in July, according to PropertyShark.

"There are things that attract me to downtown, and I want to add to the list," he said. "I want to create an oasis within this noise. There's a lot of noise happening downtown, and people love to talk negative. We need to focus on what's good about downtown and stop reminding everyone about the bad.""

This is really cool! There are so many positive things happening in DTLA. But I understand that those that only want to harp on the negatives. So leave it to me and a couple of others to talk about the good. We just got approved on of the tallest towers in DTLA, but they would rather talk about a bridge that connects Boyle Heights to the Arts District. Go figure. Lmao

One of the workers says they will be fixing the lighting on the bridge soon and they will instead use concrete to protect the wiring.

We'll See.

Good find. We need a combination of harsh penalties for copper theft, strict sourcing rules on scrap metal sellers (with corresponding harsh penalties), and hardening of our infrastructure to make it difficult to steel the wiring.

The fact that Erewhon is leasing 940 S Hill is indeed great news for DTLA. I always felt like that property was one of, if not the biggest eyesores left in South Park. Will be great to see it improved and occupied!

I never shop at Erewhon, but I agree that this is a good sign. Investors clearly think South Park has the economics and demographics to support a high-profile, high-end Erewhon outlet.

What are the exact plans for Eerewhon to take over the site? Given that right now it is a 2 story parking structure...

Not sure…but would assume a demolish and build up something that blends in with the area.

I don't believe it's a parking structure. It looks like it was a flex/light industrial use before it vacated.

Apologies. My main point however is will the structure keep its old bones or will this store be build from the ground up?

You would think by now with technology being what it is, we'd have moved on from still using copper to conduct electricity. Even phone land lines have moved on from copper, right? Aside from voIP? Fiber optics?

I assume rentals (aside from being maintenance heavy) are a better bet financially in the long run although condos probably make cash back quicker, less risky for renters too.

If Mack's building won't happen anytime soon I'm guessing Mitsui won't either unless there is a special reason to build it.
