The document also reveals Extell’s involvement with ABS Partners Real Estate’s 231 W. 96th St., which has an alternative address of 2560 Broadway.

Last year, Crain’s New York reported that ABS filed plans to demolish the rent-stabilized corner building. ABS is still involved at the site, according to the latest property records, but Extell is identified as an owner in an August DOB filing, seeking an alteration to the property’s sidewalk.

A 800K SF development with rental and condo units, along with retail space, is planned for the site, according to the TASE filings.

A representative for ABS did not respond to Bisnow’s request for comment.

Not sure, but 800,000 sf is a LOT for the area, even if the footprint expands north on Broadway to neighboring buildings. I remember when Extell built Aerial East and West, both which are nearby. This would be much larger. Hopefully more details soon to make sense of it.

This might be a new tallest North of 90th street. That is quite a sizable sq-ft amount for such a small parcel. 600 West 125th Street being the most recent, completed development further North.

Will be prominent, that's for sure based on those specs.

Since Extell is involved, I'm assuming the air rights are coming from the entire block, if not just the church. I can't wait to get the rest of this story, but it's a huge development for that area.

The neighboring building at 2568 Broadway was sold in 2024, as was 226 W. 97th. Those were sold to 226 Capital LLC, which is probably Extell.

Minus the small lot 24, everything else on the block is Church property, which could account for a lot of air rights.

Gale Brewer mentioned this coming project, along with Extell's Hotel Wellington tower at the CB7 meeting on the ABC campus redevelopment.

The building Extell completed not that long ago on the opposite corner (pin-striped) is about 300,000 sf. This new development will reportedly be nearly 3x that in terms of space.













The large residential tower planned for the redevelopment of the Bloomingdale Library is just a few short blocks away...

Rockefeller Group and Atlas Capital Group acquired the property for $96 million. Under the proposal, developers plan to construct a new mixed-income rental building on portions of the church campus near Amsterdam Avenue that are currently occupied by former school, convent, and recreation buildings. The existing church and rectory would remain in place, while the parish would receive nearly 9,500 square feet of newly built space as part of the project, Crain’s reported.

While specific building dimensions have not yet been disclosed, the developers intend to utilize the state’s 485-x affordable housing tax incentive program, which replaced the former 421-a program in 2024. The move would require roughly 25 percent of the building’s residential units to be set aside as affordable housing. Plans also call for ground-floor retail space at the southwest corner of West 97th Street and Amsterdam Avenue.

The school building is a handsome solid looking structure but ultimately fairly nondescript. The brick community center structure on the other hand is lovely. I have mixed feelings about this. I wish they could just replace the former school with something tall and worthy and just leave the midblock structure alone.
