Plans Filed for 28-Story Tower With Pool, Pet Spa and “Glam Room” on Upper West Side Church Campus

The developers who agreed to pay $96 million for a prominent Upper West Side church property earlier this year have now revealed what they plan to build there, and the amenity list runs from a rooftop pool to a podcast room to something the filing calls a “glam room.”
Rockefeller Group and Atlas Capital Group have filed plans with the Department of Buildings for a 28-story, 340-unit residential building at 200 West 97th Street, at the southwest corner of 97th and Amsterdam, Commercial Observer reports. The site is part of the campus of the Church of Holy Name of Jesus and Saint Gregory the Great, which we first reported was under contract in January.
The building would total roughly 392,000 square feet, with between five and 19 apartments on each floor from the second through the 28th. The ground floor would include about 2,500 square feet of retail, a parish center school, a residential lobby and an amenity lounge, and the roof would get a terrace and pool.

The project is using the state’s 485-x tax incentive program, which replaced 421-a in 2024 and requires that 25 percent of the units be set aside as affordable housing in exchange for the tax break. Under the terms of the sale, the existing church and rectory on the site will stay put, while the former school, convent and recreation buildings near Amsterdam Avenue are being cleared to make way for the new tower.
Demolition permits for an existing four-story structure were filed last week, and Rockefeller Group expects to start vertical construction in the first quarter of 2027.

The firms acquired the property, located at 200 W. 97th St., from a merged Roman Catholic parish— the Holy Name of Jesus and Saint Gregory the Great—for $96 million back in January. Located next to the parish’s existing 136-year-old Gothic revival church and rectory, which is addressed at 206 W. 96th St., the soon-to-be-demolished building served as a parochial school for the parish until its closure in 2013. The church will remain in operation.
The Archdiocese of New York is currently in talks with lawyers representing 1,300 victims in a class-action suit filed against them, with an $800 million out-of-court settlement under negotiation. It has raised about $300 million for accelerated sales of church properties over the past two years, but said unless it raises up to $500 million it additional funds to pay into a fund, then the Archdiocese could be forced into bankruptcy.
Notably, the new tower project will completely preserve the church and rectory, and will in fact provide worshippers with additional space for programming needs.
