Bear in mind that Green Timbers will be the first SLS station to receive a high-rise residential development exceeding 30 storeys (
Parksville 96, already approved by the City, in pre-sales and slated to open in 2028 just ahead of the station).
The City of Surrey
modified its City Centre Plan to include the area around Green Timbers Station and thus enable downtown-level densification. Parksville is going to be the first of several high-rise buildings immediately around the station, so I expect that this station will punch its weight in ridership.
It's worth noting that the bus route that will connect to Green Timbers Station (325) is no slouch: it is the 13th most overcrowded bus route in Metro Vancouver now, this year. It is also the region's 6th most productive bus route, in terms of average boardings per revenue hour. That productivity will drive service increases, and I think there's a good chance 325 will be FTN before the SLS even opens (after it does open, the reduction in travel time for 325 riders thanks to the connection at GT Station will probably drive ridership up by a lot).
