It looks like the foot traffic along 8th Avenue has intensified in recent years, a spillover from Times Square itself. But that's good news for any attractions in the area.



















I doubt these ladies would try out the drop-ride (I could be wrong), but they look like they would partake in the potential Caesars down the block (I could be wrong again).

now that its well out of the ground it looks like this base section will rise pretty fast —

after that, the construction of the skinny middle neck of it will be interesting to see.

If their paper trail is any evidence, the ungodly economy is not preventing Mort Zuckerman and Stephen Ross from moving forward with plans to build an enormous office tower at 740 Eighth Avenue.

Word of the tower has been seeping into the news since last year, when Boston Properties and Related Companies revealed they were putting together the project’s footprint by buying out about six property owners at a reported price of $350 million.

The tower—on the east side of Eighth Avenue, between 45th and 46th streets, alongside the Imperial Theater and the Music Box—could rival the neighboring SJP Properties’ 11 Times Square and the New York Times tower in size at a possible 1 million square feet.

On Oct. 23, the developers filed requests to transfer a total of 120,319 square feet of development rights from the Jacobs, Booth and Broadhurst theaters, all owned by the Shubert Organization. The development rights would, according to the documents, be used “to construct an office building.”

The developers also requested “a special permit to build a 406-space attended public parking lot” on the site.

Neither developer’s reps would comment for this story. But sources say that Related and Boston have promised a local parking lot owner a garage in the new tower in exchange for the right to buy his property.

The Department of City Planning is currently reviewing the applications. The seven-month land-use review process is slated to begin some time in the coming months. So the tower, if completed, might just rise in tandem with the economy.
That’s a solid read. Crazy how much effort went into pulling those deals together. Shows how valuable Eighth Avenue had become for development back then. It will be interesting to see if they actually push through with an office tower or pivot to something else.

2008 is a long time ago. Dog years in NY real estate.

Well, the video I've been working on is now published. I should warn you, though: the model isn't perfect. I just think it looks good, and it's quite close to the final version. However, the data I had was very confusing, so I decided to focus on making it look decent. Also, yes, for the sake of the visuals, I removed the Celtic Pub (apologies to the owners!) and the adjacent shops, even though I know they will stay. All things considered, I'm happy with how the video came out. I hope you all like it too.

Finally got a look at the zoning diagram with the new height, and you can see some of the changes. They're giving us a boxier version. Some may like it. I prefer the older design.

As I mentioned, with the existing data, there were things that didn't quite add up to me because they were hard to tackle from a practical standpoint. So, the new design seems much more logical and efficient. But... even though the new design hasn't become vulgar or common, the previous one was muuuch prettier and much more interesting. Oh well... it's a shame, but still, it remains a peculiar and I'd say unique building of its kind.

This building has been undergoing constant revisions since the beginning, you could see that in the filings. We are just mow getting visual of that. It’s still better than the original, taller version we were getting, but not the best. The constant revisions - which have a lot to do with the DOB btw, are likely why Extell hasn’t released any renderings.
