Most of the projects started their planning and design in 2018/2019. They were basically shelved until last year when all the services and agreements were finally settled. A lot has changed in the 7 years since, Covid, supply chains, interest rates, tariffs, supply and demand. Most projects had to dust off the plans this year and try to make all of it work again.

I heard the two really small ones are struggling to make the business model work.

So what I take from that is there is a chance that construction may begin late than expected. Should we expect value engineering out some of the unique aspects of the neighbourhood?

We should definitely expect better from our councillors but I guess in Russ’ defence (and I’m only half joking here) this project was first announced so long ago that the average citizen of Winnipeg has probably forgotten about it

5 of the ten buildings will be under construction before the snow melts. The smaller ones are the ones that are having issues making the numbers work. Lots of details have changed since Railside was announced in 2018. Covid, supply chain issues, interest rates and now tariffs, not to mention the most recent change earlier this year when The Forks notified the developers that they will no longer pursuing Geothermal for heating and cooling causing further delays.

I think it is great news that building permits are being applied for.
