So anyone hearing any clarification on the Wyatt situation? Wyatt the Leaker or Wyatt the —? Lol

[trueviking]

I can't imagine there is anything in the background pushing a second phase forward quite yet....they are pretty focused on getting phase one out of the ground at long last.

Figured lol. Do you have any idea why they're taking so long to start tv?

Most of the projects started their planning and design in 2018/2019. They were basically shelved until last year when all the services and agreements were finally settled. A lot has changed in the 7 years since, Covid, supply chains, interest rates, tariffs, supply and demand. Most projects had to dust off the plans this year and try to make all of it work again.

I heard the two really small ones are struggling to make the business model work.

So what I take from that is there is a chance that construction may begin late than expected. Should we expect value engineering out some of the unique aspects of the neighbourhood?

We should definitely expect better from our councillors but I guess in Russ’ defence (and I’m only half joking here) this project was first announced so long ago that the average citizen of Winnipeg has probably forgotten about it

Or moved away. I come back 20 years later and it's still just renderings.

Commercial leasing opportunities are now open for businesses for Railside at the Forks.

One building has applied for Building Permits - hopeful to start fall.
One building should start late 2025 or early 2026
One building should start in Feb 2026
Two buildings should start early 2026
Two buildings are reviewing scope
Three I am not sure of

Well thats not good.

[Biff]

Why isn't that good?

5 of the ten buildings will be under construction before the snow melts. The smaller ones are the ones that are having issues making the numbers work. Lots of details have changed since Railside was announced in 2018. Covid, supply chain issues, interest rates and now tariffs, not to mention the most recent change earlier this year when The Forks notified the developers that they will no longer pursuing Geothermal for heating and cooling causing further delays.

I think it is great news that building permits are being applied for.

[trueviking]

it will be so nice to see at least one shovel in the ground....

my project should be going for building permit around christmas.

[wags_in_the_peg]

^no geothermal? I thought that was one of the major delays and they were doing all the underground work so they can all connect?

Yeah, that's disappointing.
