To be fair, a "first" floor unit is still on the podium, so at least 6 or 7 stories up. That should at least minimize the noise from the street.
But agreed with the lack of downtown hotels. The Westcorp hotel seemed to have a market there, but we haven't seen anything to replace it. There was a pitch for a 12 story hotel next to the fire station, but that didn't go very far since they share a wall with the neighbours (no alley way) and the neighbour shut it down.
