That's awesome!!!! An actually nice proposal where it'll greatly up the density of tall buildings, and not pull a Kitchener!

Thanks for sharing JayMi! I actually like the look of this one. Any idea if it is rentals or condos? I followed your link but couldn't find where you got the renderings from or see much more details.

Sorry, the link should work soon. It was a large pdf to upload so it's taking a couple extra hours. It's a condo proposal.

No worries at all, I appreciate the quick reply! I hope the condo market recovers a bit by the time this project enters the pre-sale phase. Wouldn't want to see this one get shelved.

Really wish they tried harder to mask the parking podium or even done more floors of the parking underground. A 20 metre tall podium looks so out of place there.

Other than that, I like the building design! I wonder if we’ll start seeing high rise proposals on the south side of Harvey soon?

We won't see towers proposed south of Harvey as the Downtown Urban Centre is North of the Hwy.

I like it. 102m tall for those keeping track, about the same height at the tallest Bertram tower.

Excluding the UBCO tower and the Westcorp Downtown Hotel (which looks like it's been shelved), this is for sure one of the nicest looking towers we've seen. I love the design which differs from the square box glass and steel towers. The podium actually looks quite nice too from the perspective of the highway. My only concern is if it will ever get to market and built, seeing as it only has 1 and 2 bedrooms, as the condo market looks super saturated at the moment. Perhaps if it had some 3 bedroom units mixed in they would be able to secure more pre-sales as that might be appealing to some small families.

I feel like buildings that front Harvey, at least closer to the bridge, should be reserved for hotel and mixed use hotel/residential, like they are at Gordon and Dilworth and so on and so forth. I wouldn’t wanna live on the first floor of actual condo units facing harvey ave, that would be brutal. But for a hotel it would be only a temporary headache for those who stay. Plus I’ve always said that downtown needs more hotels and I was really bummed to find out it was condos. We need more housing of course, and this is a nice looking tower, but tourism demand is going up whilst condo demand is going down.

To be fair, a "first" floor unit is still on the podium, so at least 6 or 7 stories up. That should at least minimize the noise from the street.

But agreed with the lack of downtown hotels. The Westcorp hotel seemed to have a market there, but we haven't seen anything to replace it. There was a pitch for a 12 story hotel next to the fire station, but that didn't go very far since they share a wall with the neighbours (no alley way) and the neighbour shut it down.

Hey folks!

I was hoping someone on here might be able to provide some clarity on this. I live in Glenmore and work in Rutland so the McCurdy/Mt Baldy road extension is something I have been eagerly anticipating for quite some time.

In 2022, Troika proposed a hillside development in the area that was coupled with an extension of McCurdy road that met a Mt Baldy extension at a perpendicular intersection, as shown (very roughly) here:

That little connection would be great wouldn't it?

Not sure what's going to happen there but keep in mind the city wants to build that Clement Rd extension to Highway 33 and eventually want it to continue onwards to McCurdy.

If/when that happens that will have a bearing on the Mt. Baldy/McCurdy connection.

That sure is a lot of white on that tower proposal. I get what they are going for, but that's just too much. If they did it with frosted glass or something, that could be a bit better.

White is all that gets built these days. That, and charcoal. There is very little deviation from this style. Pretty fuckin’ sad of you ask me.

I like the white and design of this tower, but I wish the cladding on the base was a sepia style orange.

More earth tones (yellows, oranges, sage, browns, reds) match the Okanagan IMO alongside with some Miami style white.

Agreen with both your suggested colours to match the Okanagan countryside, and the Miami vibe the white gives.
